No 1 Site Manager – "Very" High-End Fit-Out | South Kensington | 6 Months

Freelance | Start mid-September | £4m project

Looking for a very good No1 Site Manager for a high-end commercial fit-out in South Kensington.

A Site Manager who can genuinely run a job - not just keep the paperwork tidy and hope the site follows.

The project is one single floor of around 10,000 sq ft, Cat A fit-out, starting at roughly £4m and potentially ending up nearer £7m–£8m once the expensive bits are added.

The contractor comes from a super-prime residential background, so standards are high. The sort of high where “near enough” tends to create another meeting.

They’d ideally like someone from that world who has also delivered commercial fit-out - someone who understands quality, detail and presentation.

You’ll have a very experienced team around you:

A multi-trader who has been with the company around 30 years and could probably run a £400k job with his eyes shut.
A Foreman, also around 30 years in, who knows the trades and company standards inside out.
A Director on site around three times a week.
Support with the paperwork, so you can spend more time actually running the site. Novel idea, I know. 

They need someone strong on high-end finishes, H&S, programme and subcontractor management

Just as importantly, you need to be polished, articulate and client-facing - comfortable dealing with a difficult subcontractor at 8am and a high-end client at 10am.

Someone with presence, a good voice and enough experience to know when to push, when to listen and when something simply needs doing again.

This is a proper front-the-job Site Manager role.

They’ve already got people who know the company and the standards.

They need someone who can pull the whole thing together - and make sure the finished product looks like several million pounds has actually been spent on it.
