Site Manager job in Dartford – overseeing social housing retrofit and energy efficiency improvement works across occupied residential properties, offering the opportunity to join an established main contractor delivering long-term refurbishment and decarbonisation programmes.

The Role

This is an excellent opportunity for an experienced Site Manager to join a leading main contractor delivering retrofit and decarbonisation works across social housing properties in Dartford.

The successful candidate will oversee the day-to-day delivery of energy efficiency improvement works as part of an established housing contract, ensuring projects are completed safely, on programme and to the required quality standards.

Working closely with Project Managers, subcontractors, residents and client representatives, the Site Manager will take responsibility for site operations, programme delivery, health and safety, quality assurance and subcontractor coordination.

This role requires previous experience delivering social housing retrofit projects, including Social Housing Fund (SHF) programmes, alongside a strong understanding of working within occupied residential properties.

The position is based in Dartford and ideally suited to candidates living within a practical commuting distance.

Key Responsibilities

Overseeing the day-to-day delivery of social housing retrofit and decarbonisation works

Managing energy efficiency improvement measures, potentially including EWI, insulation, windows, doors and renewable technologies

Coordinating subcontractors, trades and site teams across multiple occupied residential properties

Managing site programmes, resources and daily construction activities

Ensuring works are delivered safely, on programme and to the required quality standards

Monitoring subcontractor performance and ensuring compliance with project specifications

Overseeing site health and safety, RAMS, toolbox talks and site inspections

Managing quality assurance, installation inspections and associated documentation

Liaising with Project Managers, housing association representatives, residents and other stakeholders

Ensuring works comply with relevant retrofit standards, building regulations and funding requirements

Working closely with Resident Liaison Officers to minimise disruption to occupied properties

Identifying and resolving operational challenges affecting project delivery

Maintaining accurate site records, progress reports and compliance documentation

Supporting project handover, snagging and completion activities

Requirements

Proven experience working as a Site Manager on social housing retrofit and decarbonisation projects

Essential: Previous experience delivering Social Housing Fund (SHF) / SHDF-funded retrofit programmes

Strong understanding of retrofit measures and energy efficiency improvements within residential properties

Experience managing works across occupied social housing properties

Good understanding of retrofit compliance, quality assurance and relevant industry standards

Knowledge of PAS 2035 and PAS 2030 requirements desirable

Proven ability to manage subcontractors, site teams and programme delivery

Strong knowledge of construction health and safety and site compliance

Excellent organisational, communication and problem-solving skills

SMSTS, CSCS and First Aid qualifications desirable

Full UK driving licence and access to own vehicle essential

Based within a practical commuting distance of Dartford

Salary up to £55,000 depending on experience
