We are recruiting for an experienced Construction Manager to deliver a £2m CAT B office fit-out project in Nottingham, scheduled to run from September through to January/February.

This is an excellent opportunity to join a well-established commercial fit-out contractor on a flagship regional project. Due to the project location and structure of the wider team, we're looking for a stand-alone Construction Manager capable of taking full ownership of the site and acting as the contractor's day-to-day representative throughout the programme.

The Role

As the lead site-based professional, you will be responsible for managing all aspects of project delivery, ensuring works are completed safely, to programme, within specification, and to the high standards expected by both the client and contractor.

This position requires someone who is comfortable operating autonomously, making informed decisions on site, driving subcontractor performance, and maintaining excellent communication with all project stakeholders.

A key element of the role will also involve supporting the pre-construction phase by attending tender and client meetings prior to project award.

Key Responsibilities

Take full ownership of the site from mobilisation through to completion
Manage and coordinate all subcontractors and direct labour
Drive programme and ensure project milestones are achieved
Maintain quality standards and oversee snagging processes
Ensure compliance with all health & safety requirements
Chair site meetings and coordinate project activities
Monitor progress against drawings, specifications, and programme
Liaise with clients, consultants, design teams, and building management
Produce short-term look-ahead programmes and progress updates
Resolve technical and logistical issues as they arise
Support tender and pre-construction meetings where required
Represent the contractor professionally throughout the project lifecycle

Candidate Requirements

Proven experience delivering CAT A and CAT B commercial fit-out projects
Previous experience operating as a stand-alone Construction Manager or No.1 Site Manager
Strong commercial awareness and understanding of project delivery
Excellent client-facing and stakeholder management skills
Ability to manage projects independently with minimal supervision
Strong programme management and subcontractor coordination experience
Experience working on projects valued between £1m and £5m+
SMSTS, CSCS and First Aid qualifications
