Senior Site Manager – Major Office Refurbishment
Reigate, Surrey
I’m working with an established and growing contractor that is looking to appoint a Senior Site Manager for a major office refurbishment and building-services upgrade in Reigate.
This is effectively a “mini Project Manager” position. You will be the operational lead on site, taking responsibility for the day-to-day delivery of the scheme across two office blocks, from the early stages through to commissioning and handover.
The project is being delivered over a 52-week programme, with completion scheduled for August 2027. The scope includes the complete replacement and upgrade of the building’s mechanical, electrical and public-health services, together with associated architectural and builders’ works.
Key elements include:

New VRF heating and cooling systems, AHUs, air-source heat pumps and ventilation
*
Replacement power distribution, lighting, emergency lighting and containment
*
Installation and integration of a new Building Management System
*
Domestic water, drainage and sanitary services
*
Refurbishment of WC facilities throughout both buildings
*
Refurbishment and upgrading of the existing lifts
*
EV charging infrastructure, car-park works and associated external works
As Senior Site Manager, you will:

Take overall responsibility for the daily management and coordination of the site
*
Manage the site team, specialist subcontractors and building-services packages
*
Drive the programme and ensure works are properly sequenced across both blocks
*
Lead client, consultant and subcontractor meetings
*
Coordinate design information and resolve technical or logistical issues
*
Maintain high standards of health and safety, quality and site presentation
*
Monitor progress, report against programme and identify potential delays
*
Oversee testing, commissioning, snagging and final handover
*
Work closely with the commercial and senior management teams throughout delivery
The successful candidate will ideally have:
*
Experience working as a Senior Site Manager, No.1 Site Manager or Project Manager
*
A strong main-contractor or principal-contractor background
*
Experience delivering technically complex refurbishment projects
*
A good understanding of mechanical, electrical and public-health services
*
The confidence to manage the wider project rather than an individual package
*
Strong programming, subcontractor-management and client-facing skills
*
SMSTS, CSCS and First Aid qualifications
This would particularly suit an experienced Senior Site Manager who is ready to take ownership of an entire project and operate with the responsibility of a Project Manager.
