Role Overview

The Senior Site Manager will take full operational responsibility for delivering major refurbishment, remodelling, and fit‑out projects within the education sector. These schemes typically involve occupied buildings, phased works, structural alterations, and high‑specification internal upgrades. You will lead site operations from pre‑construction through handover, ensuring projects are delivered safely, on programme, and to exacting quality standards.

Key Responsibilities

Project Leadership - Lead day‑to‑day site operations, ensuring all works are planned, coordinated, and executed efficiently across multiple phases.

Health & Safety Management - Champion a strong safety culture, enforce RAMS, conduct site audits, and ensure compliance with CDM regulations.

Programme Management - Develop and manage detailed construction programmes, sequencing works around live education environments and term‑time constraints.

Subcontractor Coordination - Oversee subcontractor performance, hold daily briefings, resolve issues, and maintain high standards of workmanship.

Quality Assurance - Implement quality control procedures, carry out inspections, and ensure all works meet specification and regulatory requirements.

Client & Stakeholder Engagement - Act as the primary site contact for clients, school leadership teams, consultants, and local authorities.

Logistics & Site Set‑Up - Manage complex logistics, including temporary works, access routes, deliveries, and segregation in live school environments.

Risk & Issue Management - Identify risks early, implement mitigation strategies, and maintain accurate site records.

Handover & Close‑Out - Lead commissioning, snagging, documentation, and client training to ensure a smooth project completion.

Experience & Skills Required

Education‑sector project experience, ideally including live‑environment refurbishments.

Strong track record delivering heavy renovations, structural alterations, and complex fit‑outs.

Proven ability to manage phased works, tight programmes, and occupied buildings.

Excellent leadership, communication, and stakeholder‑management skills.

Strong understanding of building regulations, CDM, and industry best practice.

Competent with digital tools such as MS Project, Field View, or similar platforms.

SMSTS, CSCS (Black/Gold), First Aid, and relevant technical qualifications.
