The Opportunity

A leading London developer is seeking an exceptional Senior Site Manager to take full operational responsibility for a flagship 150‑unit new‑build mixed‑use residential scheme. This is a high‑profile project combining private sale, affordable housing, and ground‑floor commercial space-an ideal challenge for a seasoned leader who thrives on delivering complex schemes in dense urban environments.

The Role

As the Senior Site Manager, you will drive the project from early stages through to handover, ensuring exceptional standards of safety, quality, programme, and stakeholder communication. You'll lead a multidisciplinary site team and act as the key interface between subcontractors, consultants, and the developer's leadership.

Key Responsibilities

Project Leadership - Oversee day‑to‑day site operations, ensuring the build progresses in line with programme and design intent.

Health & Safety Management - Champion a zero‑incident culture and ensure full compliance with CDM and company policies.

Quality Assurance - Maintain rigorous quality control across all trades, with a focus on high‑end residential finishes.

Subcontractor Coordination - Manage and motivate subcontractors to meet deadlines and deliver to specification.

Client & Stakeholder Liaison - Provide clear communication and progress reporting to internal and external stakeholders.

Programme Management - Monitor progress, identify risks, and implement corrective actions to maintain momentum.

Handover Delivery - Lead snagging, commissioning, and final delivery to ensure a seamless client experience.

About You

You'll bring a proven track record of delivering large‑scale residential or mixed‑use new‑build schemes in London, ideally £50m+ in value. You're a confident leader, a problem‑solver, and someone who thrives in a fast‑paced, high‑expectation environment.

Essential Experience

Major Residential Delivery - Minimum 10 years' site management experience, with at least one major scheme delivered as No.1 on site.

Technical Knowledge - Strong understanding of RC frame construction, façade systems, MEP coordination, and high‑spec fit‑out.

Leadership Skills - Ability to lead large teams and maintain a positive, productive site culture.

Regulatory Expertise - Up‑to‑date knowledge of UK Building Regulations, fire safety requirements, and London‑specific planning constraints.

Certifications - SMSTS, CSCS (Black Card), and First Aid at Work.
