Senior Site Manager

There aren't many opportunities where you get to walk onto a site before the cabins are even established and have the chance to shape how the whole project will run.

We're working with a well-established residential developer that has grown a strong name through delivering quality housing across the Southeast, working closely with housing partners and private clients to bring forward well-run developments and maintain high standards throughout the build.

They're now looking for an experienced Senior Site Manager or Project Manager to take the lead on a new 110-unit traditional build development in East Sussex.

The site is due to commence shortly, so this is very much a start-from-scratch opportunity. You'll be involved from site set-up, putting the right systems and standards in place, building relationships with the supply chain and establishing the culture of the site before production really gets moving.

This would suit someone who likes having ownership rather than walking into a site where everything has already been decided.

What you'll be doing

You'll be the key person on site, taking responsibility for turning the plans into a well-organised, productive development and keeping things moving once construction gets underway.

That will include:

Taking the lead on the site from initial set-up through to completion
Planning the early works and making sure the site is properly prepared before production starts
Coordinating groundworks, infrastructure and the transition into the traditional build
Managing subcontractors and keeping everyone working to the agreed programme
Setting clear expectations around workmanship, health & safety and site organisation from the outset
Managing the build programme and dealing with issues before they become delays
Working closely with the Contracts Manager and wider team to monitor progress and performance
Managing NHBC inspections and ensuring construction is consistently carried out to the required standards
Building a reliable supply chain and maintaining strong relationships with subcontractors and consultants
Leading and developing the site team as the development grows
Keeping a close eye on quality throughout the build rather than leaving problems to be picked up later
Maintaining a professional, safe and well-presented site through every stage of the development

Who we're looking for

We're open to speaking with an experienced Senior Site Manager or Project Manager who has the residential experience to take ownership of a site of this size.

You'll ideally have:

A strong background in traditional build residential housebuilding
Previous experience running a development as the number one on site
Experience with site set-up and taking developments from the early stages
A solid understanding of NHBC standards and inspection requirements
Experience managing subcontractors, programmes and site teams
The confidence to make decisions and take responsibility for the day-to-day running of the project
Strong communication skills and the ability to build good relationships with the wider team
Experience with a PLC, established regional developer or similar quality-led housebuilder

Most importantly, they're looking for someone who is comfortable taking ownership. Someone who can look at a site before it starts, work out what needs to happen, put the foundations in place and then lead the team through the build.
