Senior Site Manager – Cut & Carve / Structural Refurbishment

Location: Central London
Salary: Competitive salary and package

The Opportunity

An established London main contractor is seeking an experienced Senior Site Manager to join the delivery team on a technically challenging commercial refurbishment and extension in Central London.

This position requires a Senior Site Manager from a strong engineering background, with demonstrable experience delivering complex cut-and-carve, structural alteration and refurbishment projects.

The Project

The scheme involves the transformation of a Grade II listed commercial building into approximately 30,000 sq ft of premium office accommodation across seven floors.

The works include:

* Careful demolition of the existing structural core, partial floorplates and rear façade

* Construction of a new reinforced-concrete core

* Significant structural alterations and temporary works

* A two-storey vertical extension and new rooftop pavilion

* Installation of new lifts and modern MEP systems

* Complete window replacement

* High-quality office, amenity and retail accommodation

* Retention and protection of the building’s historic features

The constrained Central London location and interface between the existing structure and new-build elements make this a particularly engineering-led project.

Key Responsibilities

* Take responsibility for the day-to-day management of structural and construction activities

* Plan and manage complex demolition, temporary works and structural alteration packages

* Coordinate the new reinforced-concrete core and vertical extension works

* Review drawings, specifications, temporary works designs and construction information

* Identify potential engineering, buildability and sequencing issues before they affect the programme

* Manage specialist subcontractors and ensure works are completed safely and to the required quality

* Work closely with the Project Manager, Design Manager, engineers and wider site team

* Coordinate interfaces between structural, architectural and building-services packages

* Maintain short-term programmes and monitor progress against key milestones

* Lead site inspections, quality-control procedures and health and safety standards

* Provide accurate progress updates and contribute to client and consultant meetings

* Manage works within a constrained and logistically challenging Central London environment

Candidate Requirements

* Previous experience as a Senior Site Manager or engineering-led Site Manager

* A strong engineering background, ideally having progressed from Site Engineer or Senior Engineer

* Proven cut-and-carve, structural refurbishment or major structural-alteration experience

* Good understanding of temporary works, demolition sequencing and reinforced-concrete construction

* Experience working on complex commercial projects for a recognised main contractor

* Confident reading and interrogating technical drawings and structural information

* Strong planning, coordination and problem-solving abilities

* Excellent health and safety and quality-management standards

* SMSTS, CSCS and First Aid qualifications

* Degree, HNC or HND in Civil Engineering, Construction Management or a related discipline would be beneficial
