Senior Site Manager

Description:

We are seeking an experienced Senior Site Manager to take responsibility for the delivery of the shell and core works on a major residential development in Swiss Cottage.

The project comprises two large reinforced-concrete (RC) frame high-rise residential blocks and forms part of a significant multi-million-pound development. The successful candidate will take ownership of a substantial shell and core package, with a value in the region of £40m, coordinating subcontractors, logistics, programme, quality and health & safety through the structural and envelope phases of the project.

This is a senior delivery position requiring someone who has previously managed shell and core packages of comparable scale on large residential, mixed-use or high-rise developments.

Key Responsibilities

The Senior Site Manager will be responsible for:

* Taking day-to-day ownership of the shell and core package across the development.

* Managing works across two high-rise RC frame residential blocks.

* Managing and coordinating specialist subcontractors and ensuring works are delivered safely, to programme and to the required quality standards.

* Overseeing RC frame construction, including sequencing, concrete works, reinforcement, formwork and associated structural activities.

* Coordinating the interface between the structure, façade/envelope, roofing, builders' work and MEP installations.

* Working closely with the Project Manager, Design Manager, Commercial Team, Engineering Team and other members of the site management team.

* Developing and managing short-term programmes, look-ahead schedules and daily/weekly production targets.

* Monitoring subcontractor progress against the construction programme and implementing recovery measures where required.

* Chairing subcontractor coordination and progress meetings.

* Ensuring RAMS, permits, temporary works requirements and logistics arrangements are in place before works commence.

* Managing complex site logistics associated with a constrained London high-rise development, including cranes, hoists, deliveries and material movements.

* Maintaining excellent standards of health, safety and environmental compliance throughout the works.

* Driving quality through inspections, benchmarks, ITPs, snagging and progressive handover.

* Identifying design, sequencing and buildability issues early and working with the relevant teams to resolve them.

* Maintaining accurate site records and providing clear progress reporting to senior project leadership.

* Managing interfaces between trades to ensure areas are released in accordance with programme requirements.

* Supporting testing, commissioning and sectional handovers as the project progresses.

Experience Required

Candidates should be able to demonstrate significant experience as a Senior Site Manager / Construction Manager working for a recognised main contractor or major developer.

Essential experience includes:

* Proven delivery of large shell and core packages, ideally in the region of £30m–£40m+.

* Strong experience of high-rise RC frame construction.

* Previous involvement in major residential or mixed-use developments.

* Experience managing multiple subcontract packages and large site teams.

* Strong understanding of RC frame sequencing, temporary works, logistics and trade interfaces.

* Experience working on technically and logistically complex projects in London or similar constrained urban environments.

* Ability to manage programme, quality and safety while maintaining strong production levels.

* Confidence dealing directly with subcontractor senior management and holding contractors accountable for delivery.

* Strong communication and leadership skills, with the ability to coordinate effectively across design, commercial, engineering and construction teams.

Qualifications

Candidates should ideally hold:

SMSTS

CSCS – Black / Managers Card or appropriate equivalent

First Aid at Work

Temporary Works awareness/coordinator training would be advantageous

Relevant construction qualification such as HNC/HND, NVQ Level 6/7 or Degree in Construction Management/Civil Engineering would be beneficial
