Senior Site Manager / Project Manager – New Build Care Home
We are currently recruiting for an experienced Senior Site Manager / Project Manager to oversee the delivery of a new-build care home development. This can be a Freelance or permanent position subject to personal preference.
This is an excellent opportunity for an experienced No.1 Site Manager or Project Manager with a proven track record of delivering large-scale care home projects from initial groundworks through to practical completion and final handover.
Key Responsibilities

Take full responsibility for the successful delivery of the project from groundworks through to completion and handover.

Manage and drive the construction programme, ensuring key milestones are achieved.
*
Oversee all aspects of site operations, including subcontractor management and coordination.
*
Maintain the highest standards of quality, health & safety and site compliance.
*
Manage client relationships and provide regular progress updates.
*
Coordinate M&E installations, commissioning and final handover requirements.
*
Ensure all works are delivered on programme and within the agreed budget.
Candidate Requirements
*
Proven experience delivering at least two new-build care home projects of comparable scale and complexity.
*
Must have operated as the No.1 Site Manager or Project Manager, holding full responsibility for project delivery.
*
Experience working under both Traditional and Design & Build procurement routes would be advantageous.
*
Strong understanding of healthcare and care home construction, including commissioning, compartmentation, fire strategy, M&E coordination and handover processes.
*
Demonstrable track record of delivering projects on programme and within budget.
*
SMSTS qualification.
*
Black CSCS card.
*
First Aid qualification.
Essential Reference Requirements
Candidates must be able to provide client and/or employer references confirming their experience as the No.1 Site Manager or Project Manager, with responsibility for the delivery of a care home project from groundworks through to practical completion and final handover.
Please note: Previous experience delivering new-build care homes is essential for this position. We are specifically looking for candidates who have successfully led comparable projects as the No.1 site lead
