Senior Quantity Surveyor – Social Housing Voids (Void Surveyor)

Location: Potters Bar (with travel across London)
Salary: Up to £70,000 + Car Allowance + Pension + Private Healthcare + Excellent Benefits

Our client is a well-established property services contractor delivering refurbishment, planned maintenance and social housing projects across London and the South East. Due to continued growth and a strong pipeline of secured work, they are looking to appoint an experienced Senior Quantity Surveyor to commercially lead a long-term Social Housing Voids Schedule of Rates Contract.

Based from their Potters Bar office, you'll oversee contracts across the Lewisham and Redbridge frameworks, taking full commercial ownership of a busy voids programme with 4 years remaining. This is an excellent opportunity for someone who enjoys autonomy and wants to play a key role in a growing business, with the potential to oversee and mentor another Quantity Surveyor as the team expands.

The Role

* Take full commercial responsibility for a long-term social housing voids Schedule of Rates contract.

* Manage project costs from inception through to final account.

* Produce accurate valuations, cost reports and forecasts.

* Build, price and submit client variations.

* Manage subcontractor procurement, payments and accounts.

* Administer contracts and ensure commercial compliance.

* Monitor project performance and profitability against business targets.

* Work closely with operational teams to ensure projects are delivered efficiently and within budget.

* Identify commercial risks and implement mitigation strategies.

* Build and maintain strong relationships with clients, subcontractors and stakeholders.

* Support and mentor junior commercial staff, with the opportunity to oversee another Quantity Surveyor.

Requirements

* Minimum 5 years' experience as a Quantity Surveyor within social housing, property services or planned maintenance.

* Proven experience managing Schedule of Rates (SOR) contracts, ideally within social housing voids.

* Strong understanding of NHF Schedule of Rates and bespoke SOR contracts.

* Experience managing variations, valuations, cost reporting and final accounts.

* Commercially astute with excellent negotiation and contract management skills.

* Able to work independently and take ownership of a high-value contract.

* Full UK Driving Licence.
