We have an exciting opportunity for a Senior Construction Manager to join our team within Vistry East London, at our Walthamstow site. As our Senior Construction Manager, you will direct and control construction management activities in the Region, working in partnership with the other Directors and departments. You will also deliver the products of the Company to programme, within budget, to the required quality standard, and to Health, Safety and Environmental policy and procedure.

Continually review programmes, plan, budgets, preliminaries, and site(s) as a whole. Analyse findings, impact thereof and take corrective action in a timely manner to ensure company objectives are met.
Follow defined meeting/review procedures to ensure every aspect of the project is reviewed in a timely manner and actions are planned well in advance.
Provide input into the preparation of proposals for new projects at initial appraisal stage to accurately forecast future work load.
Thoroughly check all information prior firstly to budget settlement and secondly prior to construction start on site, and identify any shortfalls, discrepancies or ambiguity and resolve prior to any material effect arising.
Forecast any training requirements within the department.
Ensure construction phase H&S plan is prepared, maintained and worked to.
Ensure that the project environmental plan is prepared in advance of commencing the works.
Ensure that budget settlement documentation is prepared and submitted for approval.
Assist in the preparation of development programmes including pre-construction, construction and post construction activities and approve.
Prepare detailed construction preliminaries with supporting information, method statements and
Prepare and maintain occupation and exit strategies.
Prepare logistics plans.
Prepare method statements to execute the works.
Ensure the works are planned in a manner that maximises commercial performance and promotes delivery of best quality products, on time, within Budget and constructed in the safest manner.
Expedite all pre-construction and off site activities such that the planned programme can be maintained through the organisation of resources.
Organise the handover of completed units to sales, customers and clients in accordance with current procedures and ensure all our customers are given the highest level of customer service and all staff abide by our Customer Charter to ensure 5 star customer journey.
Set up sites and ensure all necessary licences and notices are given in a timely manner.
Motivate the management team and supporting departmental staff and third parties to best deliver objectives.
Uphold and promote our values within the team such that they are second nature to all.
Build relationships with our supply chain and consultants such that we are their preferred
Ensure the works are satisfactorily supervised at all times and that the project is executed in accordance with the current Construction procedures.
Ensure all staff comply with Cost Control procedures and avoid unauthorised expenditure. Control expenditure such that margins are maintained and or bettered.
Co-ordinate with Designers to expedite design information.
Provide clear precise information and instruction to all parties in order to ensure they all clearly understand what is required of them to meet our objectives.
Adhered to defined reporting and meeting structure to both internal personnel and third parties.
Provide continuous feedback in respect of particularly successful and unsuccessful elements of each project in order future projects can benefit.
Prepare and report to Construction Director and MD, any exceptions that impact on cost, time, quality, health and safety, environment, or our customers.
Ensure the Plot handover schedule is continuously updated.
Attend post completion meetings and provide reports on project performance.
Ensure as built drawings documentation, operating and maintenance manuals are prepared and distributed/archived in central file in a timely manner.
