Description:
The London building surveying team has Directors and an Associate at the top, apprentices coming through underneath, and a gap in the middle. A Senior Building Surveyor joining now becomes the person who runs instructions and brings on junior staff, with a visible route to Associate.
Behind the London office is a national consultancy offering a full range of building surveying services. It works closely with agency and investment colleagues who pass instructions across the team. Industrial, logistics and offices make up most of the work, and returning clients keep it steady even while the transactional market is quieter.
The Senior Building Surveyor Role
Expect roughly half project work and half professional work. You'll have your own caseload and be responsible for delivering it profitably. Contract administration and project management runs up to around £5m, and a specialist PM team picks up anything larger.
You'll deal with clients every day and be expected to grow accounts, turning first instructions into wider commissions. Mentoring the apprentices and checking their work also sits with you.
Duties of the Senior Building Surveyor to include:
Running landlord and tenant dilapidations through to negotiated settlement
Leading technical due diligence on industrial, logistics and office acquisitions
Contract administering and project managing refurbishments up to c.£5m
Undertaking defect investigations and root cause analysis
Preparing planned maintenance programmes for portfolio clients
Advising on party wall and rights of light matters
Writing fee proposals and developing follow-on work
Reviewing reports and supervising apprentice surveyorsThe Person?
Someone who can run a caseload independently and is ready to build a name with clients.
The Senior Building Surveyor will ideally have:
MRICS with around 4-7 years post-qualification experience
A commercial consultancy background covering both project and professional work
Strong dilapidations and contract administration experience
A track record of managing clients and generating fees
