Residential Surveyor - London - £450 per Day Inside IR35
Initial six-month contract | London | £450 per day, inside IR35
This is an opportunity to take ownership of a varied residential property caseload, delivering statutory valuation work and supporting important property decisions across a substantial public-sector portfolio. As the Residential Surveyor, you will work with housing, property and legal colleagues while managing valuations, negotiations, inspections and resident enquiries.
Make an impact from day one
My client manages a diverse property portfolio across London, with a focus on maximising value, reducing costs and supporting essential public services. You will join a collaborative property team responsible for the full property lifecycle, including residential valuations, acquisitions, disposals and leasehold matters.
What you will be doing
As the Residential Surveyor, you will:
·Lead a residential caseload covering statutory valuation work, including Right to Buy, lease extensions and collective enfranchisement.
·Undertake residential property inspections, measured surveys, condition reports and asset valuations.
·Analyse market evidence and prepare clear, robust valuation reports and recommendations.
·Produce Land Registry-compliant plans using GIS or similar mapping applications.
·Handle leasehold property instructions, including licences for alteration, deeds of variation, deeds of rectification and boundary queries.
·Act on redetermination requests and prepare written recommendations for the District Valuer.
·Manage communication and consultation with residents, leaseholders, agents, consultants and internal stakeholders.
·Support property appraisals, feasibility studies, acquisitions, disposals and wider portfolio projects.
·Ensure property transactions are progressed accurately, efficiently and in accordance with relevant legislation and internal procedures.
·Provide technical guidance and support to colleagues while contributing to service improvements.
What you will bring
To succeed as the Residential Surveyor, you will need:
·MRICS status or an equivalent professional qualification.
·Current RICS Registered Valuer status.
·Strong experience of statutory residential valuation work, including asset valuations.
·Experience of Right to Buy valuations, lease extensions and collective enfranchisement.
·Proven knowledge of residential surveying and valuation techniques.
·Experience of measured surveys and producing scaled, Land Registry-compliant plans.
·The ability to interpret market data and prepare professional valuation reports.
·Knowledge of local government or public-sector property procedures.
·A sound understanding of relevant property legislation, health and safety requirements and statutory obligations.
·Clear written and verbal communication skills, with the ability to manage competing priorities and deadlines.
Contract details
·Rate: £450 per day, inside IR35, dependent on experience.
·Contract: Initial six-month assignment.
·Location: London.
·Working pattern: To be confirmed with my client.
·Development: You will gain exposure to a broad residential portfolio, complex statutory valuation work and senior stakeholders across property, housing, finance and legal services.
