Regional Estates Manager

12 Months FTC

Berkshire - Hybrid / 3 Days per week onsite

Overview of the role:

To provide professional property oversight to the management of our estate and the opex associated with these locations. Develop and deliver strategies that will enhance landlord engagement, customer satisfaction and improve the financial performance of the estate whilst managing and mitigating risk to the operation of the network.

The estate consists of a large portfolio of more than 16,000 cell sites (both greenfield and rooftop) across the United Kingdom.

Operating as part of a dedicated estates team the role will require you to take on general responsibilities of a Property & Estates manager including, managing external suppliers, instructing agents and solicitors, dealing with site related escalations for examples maintenance issues, access restrictions, breaches and contentious rent reviews.

Working closely with the Head of Property and Estates, you will play an integral role in enabling the company to realise its long-term Estates strategy objectives and continued development, growth and efficiencies within the estate.

What you will be doing?

To provide a trusted interface with other areas of the business including Acquisition, Operations, Legal and Finance to support seamless commercial management of the network. To ensure that best value is achieved in a commercially prudent manner.
To proactively manage our partners and support them in negotiating Market Rent reviews on the most favourable commercial terms.
To prepare business cases to support Acquisitions, Disposals, etc., to maximise the cost savings / avoidance and benefit for the business.
To be a senior point of contact and escalation for delivery colleagues for issues in relation to the operation of the network.
Manage Property issues or defects to ensure no adverse impact on the estate's portfolio.
Liaise with stakeholders within the business and within the shareholder organisations to ascertain their specific estates and property requirements.
To instruct and work with in house legal support, external agents and solicitors via concise written/verbal instructions to expedite completion of site agreements and unblock challenges.
Manage landlord relationships and interfaces with customers and wider stakeholders.
Manage external supplier relationships to deliver agreement renewals (where appropriate) and rent reviews against SLA's.
support suppliers in their negotiations with Landlords for improved /altered site rights whilst maintaining full compliance with statutory requirements relating to landlord and tenant legislation and telecommunications legislation whilst negotiating the best possible outcome for the business and supporting the acquisition programme. This is to be done in conjunction with the asset management team who will deal with most of the site volume. The Estates manager will deal with the more complex and time-consuming projects and act as a point of contact and advice for the regional asset teams.

Skills required for this role:

Broad experience of practical estates property management
Previous experience using /amending /negotiating legal documentation including the preparation of written instructions to Solicitors/Legal Executives
Understanding of the Landlord & Tenant Act 1954 and the New Electronic Communications Code 2017
Knowledge and experience of Law of Property, including landlord and tenant legislation (1954 Act in particular), rating, planning and telecommunications legislation (particularly Code Powers)Project People is acting as an Employment Business in relation to this vacancy
