Senior Quantity Surveyor

Location: City Of London
Salary: £55,000 - £75,000 per annum

About the Company

Our client is a growing property developer specialising in high-quality residential schemes across London and the South East. With a strong focus on design, quality, sustainability, and long-term value, they are delivering an exciting pipeline of new-build developments and are looking to strengthen their commercial team with the appointment of a Senior Quantity Surveyor.

The Role

This is a commercially focused position responsible for the procurement, management, and administration of subcontract packages across one or more construction projects.

The successful candidate will play a key role in subcontract procurement, contract administration, commercial management, and risk mitigation, ensuring projects are delivered in line with contractual obligations and commercial objectives.

Working closely with project teams, consultants, and subcontractors, you will oversee the full subcontract lifecycle from tender stage through to final account and project closeout.

Key Responsibilities

Procurement & Subcontract Management

Prepare and issue tender packages to subcontractors.
Lead commercial evaluations and benchmarking exercises.
Review and assess subcontractor bids, making recommendations for award.
Undertake commercial and contractual negotiations.
Draft and manage subcontract agreements.
Ensure all subcontracts include appropriate back-to-back contractual provisions and risk controls.

Commercial Management

Manage subcontractor valuations, applications for payment, variations, and final accounts.
Monitor project costs and maintain commercial reporting.
Manage change control processes and ensure variations are properly documented and agreed.
Identify and mitigate commercial and contractual risks.
Lead the management of subcontract disputes, claims, and commercial negotiations.
Provide expert advice on JCT contracts and contractual matters.

Performance & Compliance

Monitor subcontractor performance against programme, quality, and contractual requirements.
Ensure all subcontractors maintain compliance with CDM regulations and health and safety requirements.
Maintain detailed commercial records, correspondence, and contractual documentation.
Manage contract closeout processes including retention release, defects periods, and final account settlements.

Requirements

Essential

Degree, HNC, or HND in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
Minimum 5 years' experience within the UK construction industry.
Strong experience in subcontract procurement and commercial management.
Detailed knowledge of JCT contracts.
Excellent commercial awareness and financial management skills.
Strong negotiation and stakeholder management abilities.
Experience managing valuations, variations, claims, and final accounts.
Proficiency in Microsoft Office and commercial management systems.
Full right to work in the UK.

Desirable

Experience working on residential or mixed-use developments in London.
Experience managing projects valued in excess of £5 million.
Knowledge of NEC and bespoke forms of contract.
Membership of RICS, CICES, CIPS, or a similar professional body.
Experience mentoring junior commercial staff or leading small teams.
