Description:

An exciting opportunity has arisen for an experienced Quantity Surveyor to join a major Social Housing/Refurb project in Durham, with an annual value in the region of £10m–£15m.

This is a key commercial position suited to a driven and commercially astute Quantity Surveyor with a proven track record of managing large-scale projects, taking ownership of commercial performance and ensuring robust financial control throughout the project lifecycle.

The successful candidate will work closely with Project Management and Operational teams, playing a pivotal role in protecting margins, managing commercial risk and driving profitability across a substantial programme of works.

Key Responsibilities

Take commercial ownership of project activities, ensuring effective cost control, budget management and financial performance against agreed targets.

Prepare, manage and regularly review cost plans, forecasts, valuations and financial reports, providing accurate and timely commercial information.

Manage subcontractor procurement, tender reviews, negotiations, appointments, interim payments and final account settlements.

Identify, assess and manage commercial risks and opportunities, implementing strategies to maximise value and protect project margins.

Oversee the management of variations, compensation events, change control and contractual entitlements, ensuring all changes are accurately recorded and commercially recovered.

Administer construction contracts, ensuring compliance with contractual obligations, payment provisions and relevant commercial procedures.

Monitor project expenditure, cash flow and commitments, challenging costs where necessary and identifying opportunities for improved commercial performance.

Work collaboratively with project managers, site teams, clients, consultants and supply chain partners to maintain strong commercial relationships and support successful project delivery.

Provide clear commercial reporting, highlighting financial exposure, emerging risks and opportunities to senior management.

Support the resolution of commercial disputes and contractual issues, ensuring a proactive and professional approach throughout.

Candidate Requirements

Proven experience in a Quantity Surveying role within the construction industry, with demonstrable responsibility for commercially significant projects.

Experience managing projects of substantial scale, ideally with an annual value of £10m–£15m or equivalent commercial responsibility.

Strong knowledge of commercial management, cost forecasting, budget control, procurement and subcontractor account management.

Sound understanding of construction contracts, variations, valuations, payment mechanisms and final account procedures.

Demonstrable ability to manage commercial risk, protect margins and drive financial performance.

Strong negotiation, analytical and problem-solving skills, with excellent attention to detail.

Confident communication and stakeholder management skills, with the ability to influence decisions and work effectively across multidisciplinary teams.

A proactive, organised and commercially focused approach, with the confidence to take ownership and operate autonomously when required.

Relevant Quantity Surveying qualifications are desirable.

The Opportunity

This role offers the chance to take a prominent commercial position on a substantial project, with the opportunity to influence financial performance, strengthen commercial processes and contribute directly to successful project outcomes.

We are keen to speak with Quantity Surveyors who can demonstrate the experience, commercial judgement and confidence required to manage projects of this scale, and who are looking for a role offering genuine responsibility and professional challenge
