Job Title: Quantity Surveyor / Senior QS – High End Residential

Location: Cambridgeshire (Office & Site Based)

Salary: £65,000 – £85,000 + Benefits (Dependent on Experience)

Sector: Prime Residential Refurbishments & Heritage Alterations

About the Company

Fetch Recruitment are working with an established, premier high-end residential contractor specialising in the delivery of luxury refurbishments, structural alterations, and bespoke modernisations across Cambridgeshire. Known for our uncompromising craftsmanship, discretion, and precision, partner with leading architects and private clients to transform historic, heritage, and premium contemporary properties.

The Role

This is a pivotal, milestone appointment for the business. Due to a secured pipeline of high-end projects (values ranging from £1M to £5M), we are seeking our first dedicated Quantity Surveyor / Senior QS.

As the first commercial hire, you will step away from being just another cog in a big corporate wheel. You will take full financial control of our project portfolio, working directly alongside the Managing Director to implement robust commercial processes, maximise profitability, and drive the business forward.

Key Responsibilities:

*

Full Commercial Ownership: Take complete control of the project lifecycle from pre-construction cost planning to final accounts.

*

Procurement: Source, negotiate with, and manage a niche network of high-end sub-contractors and artisan trades (bespoke joinery, specialist masonry, premium finishes).

*

Contract Administration: Manage and administer JCT forms of contract.

*

Cost Control & Reporting: Conduct accurate monthly variations, valuations, cash-flow forecasting, and CVRs.

*

Client & Architect Liaison: Act as the polished, professional face of the commercial team when managing relationships with architects, heritage consultants, and high net worth clients.

Requirements

*

Experience: Minimum 4–5+ years of experience working as a QS or Senior QS, ideally within a main contracting or specialist residential refurb environment.

*

Sector Knowledge: Proven experience managing high-spec, bespoke residential projects or heritage/listed building refurbs (£1M+).

*

Autonomy: As the first QS, you must be a self starter who is comfortable setting up systems, working independently, and making commercial decisions.

*

Contracts: Strong, practical working knowledge of JCT contracts.

*

Communication: Exceptional negotiation skills paired with the polish and diplomacy required for private client-facing environments.

Why Apply?

*

The Blueprint: This is a rare chance to shape the commercial department of a growing luxury builder from the ground up, with a clear progression path to Commercial Director.

*

Trophy Projects: Work on stunning, architecturally significant country estates, premium city townhouses, and high spec barn conversions.

*

Direct Impact: Enjoy high autonomy and a collaborative culture working alongside the business owners, entirely free from corporate red tape.

*

Stability: A highly secure, localised pipeline of prestigious projects
