The Role:
We are seeking an organised, proactive and commercially minded Property Manager to oversee the day-to-day management, maintenance and performance of our commercial and residential property portfolio.
The role involves managing a mixed commercial and residential portfolio, overseeing property operations, tenant relations, maintenance, compliance, service charges, rent reviews and lettings.
* Manage the day-to-day operation of a commercial property portfolio, including retail, industrial and office premises.
* Maintain positive tenant relationships, managing enquiries, maintenance issues and general property matters.
* Oversee Planned Preventative Maintenance (PPM) programmes and maintain the PPM tracker.
* Prepare, manage and reconcile service charge budgets, schedules and tenant statements, including reviewing and implementing service charge increases.
* Manage residential property compliance, ensuring statutory requirements and certifications are maintained.
* Coordinate residential rent reviews, lettings and liaison with letting agents.
* Manage reactive maintenance, repairs and property improvement works, obtaining competitive contractor quotations.
* Coordinate and supervise contractors, ensuring works are completed to the required standard and within agreed timescales.
* Carry out property inspections, identify maintenance requirements and prepare reports.
* Liaise with internal teams, tenants, landlords, contractors and agents to ensure the effective management of the portfolio.
