Property Manager – St Helens

Full-Time | Permanent | Competitive Salary

Hours: Mon-Friday 9-5 plus one Saturday per month

We are looking for an experienced Property Manager to take responsibility for a large residential property portfolio across St Helens, while leading and developing a small team of lettings professionals.

This is a senior, hands-on role requiring someone with significant experience managing both residential property portfolios and people. We need a confident manager who can take ownership of the lettings operation, maintain high standards and drive the performance of both the portfolio and the team.

The Role

You will be responsible for:

Managing the overall performance of a large residential lettings portfolio.
Leading, motivating and developing a small team of lettings professionals.
Setting objectives, managing workloads and monitoring individual and team performance.
Conducting regular one-to-ones, providing coaching and addressing performance issues where required.
Maintaining excellent relationships with landlords and ensuring high levels of customer service.
Overseeing rent collection, arrears, renewals, inspections, maintenance and tenancy matters.
Managing contractors and ensuring maintenance is completed efficiently and cost-effectively.
Ensuring the portfolio remains fully compliant with relevant lettings legislation.
Handling more complex landlord, tenant and property management issues.
Monitoring portfolio performance, reducing voids and identifying opportunities to improve efficiency and profitability.
Improving systems and processes to support the continued growth of the portfolio.

About You

We are looking for someone with:

Significant residential lettings/property management experience.
Proven experience managing a large residential property portfolio.
Previous experience managing and developing a team.
Strong knowledge of lettings legislation and compliance.
Excellent leadership, communication and organisational skills.
The ability to manage a busy workload and prioritise effectively.
A proactive, commercially minded and solutions-focused approach.
Confidence dealing with landlords, tenants, contractors and complex property issues.
Strong local knowledge of St Helens and the surrounding rental market would be highly advantageous.
Propertymark/ARLA qualifications would be advantageous.
Full UK driving licence.
