Location: Glasgow
Salary: From £30,000 per annum, depending on experience
Hours: Monday to Friday, 9.00am – 5.00pm
Working Pattern: Office-based, with regular site visits 
Contract: Permanent, full-time

Are you an experienced Property Manager looking for your next opportunity with a well-established and supportive property management business?

Pertemps are currently recruiting on behalf of a leading property management organisation in Glasgow for a Property Manager to take responsibility for an allocated portfolio of residential properties.

This is a varied role where you will be responsible for delivering a high level of service to clients, coordinating maintenance and contractors, managing budgets and dealing with a range of property-related matters.

Training and support will be provided where required, but previous experience managing a residential property portfolio is essential.

The Role As Property Manager, you will take ownership of an allocated portfolio and build strong relationships with clients, residents, contractors and other stakeholders.

Your responsibilities will include:

Managing the day-to-day requirements of a residential property portfolio.
Arranging reactive, planned and cyclical maintenance.
Coordinating contractors and professional services.
Attending client meetings and AGMs.
Supporting the delivery of major works and improvement projects.
Liaising with local authorities, professional bodies and relevant agencies.
Maintaining accurate property records, client files and correspondence.
Responding to client and resident queries professionally and efficiently.
Managing service charges, common charges and associated fees.
Monitoring budgets, expenditure and client accounts.
Supporting year-end accounts and producing management information.
Monitoring outstanding payments and carrying out credit control activity.
Carrying out regular property and site inspections.
Managing insurance claims.
Keeping clients informed of ongoing property management issues.
Supporting the preparation of client communications and newsletters.
Ensuring appropriate health and safety standards are maintained
We’re looking for someone who is organised, proactive and confident managing multiple priorities.

You will ideally have:

Previous experience managing a residential property portfolio.
A strong understanding of property management in Scotland.
Knowledge of relevant Scottish property management legislation and regulations.
Excellent written and verbal communication skills.
Strong customer service and stakeholder management skills.
Good IT skills, particularly Microsoft Word and Excel.
Excellent organisation and time-management skills.
The ability to work independently and use your own initiative.
Strong problem-solving and decision-making skills.
A professional and approachable manner.
A full driving licence, as regular site visits will be required.Desirable Experience

IRPM qualifications.
A relevant property management or related degree.
