Property Manager Consultant

Daily Rate: £700 - £795per day subject to IR35
Location: Remote with travel to London and occasional other offices
Job Type: Interim (6-month project)Our client a large Housing Provider are seeking an experienced Property Consultant with MRICS or equivalent qualifications, specialising in Service Charging and Managing Agents, or a consultancy practice. This is a high-level interim role offering up to £795 per day for a 6-month project. The role can be performed mostly remotely, with the expectation of travelling approximately 2 days a week to meet teams in London and occasionally to other offices.

Day to Day of the role:

Conduct a thorough review of the 2022 action plan and perform an updated assessment of the current status.
Benchmark our service charging criteria against best practices and identify areas for improvement, implementing non-technical and straightforward changes.
Assess the transparency and evidence of service charging and the coherence of responses to individual requests for evidence.
Evaluate the accuracy of charging and whether it is within acceptable tolerances.
Analyse procurement practices to determine if they complicate service charging or lead to undercharging due to poor data.
Examine the application and use of sinking funds to ensure fairness.
Review the IT roadmap for service charging and the resident engagement plan to ensure best practice delivery.
Update the service charging and Managing Agent (MA) policy, ideally with resident review.
Compare MA appointment and procurement processes against best practices, seeking opportunities for simplification, consolidation, and regulatory compliance.
Develop strategies for managing MAs effectively, including staff training and contract management.
Monitor MA compliance with regulations and performance against key compliance areas.
Formulate strategies for exiting leaseholds & freeholds and the implementation of sinking funds.Required Skills & Qualifications:

MRICS or equivalent qualification in property management, service charging, and managing agents.
Proven experience in conducting gap analyses and implementing best practices in service charging.
Strong understanding of procurement processes and contract management for MAs.
Knowledge of regulations and compliance requirements in property management.
Ability to produce clear and concise reports, including a weekly project leaders report.
Excellent communication skills and stakeholder engagement abilities.
Ability to travel to London Bridge and other offices as required.Outcomes:

Deliver a comprehensive assessment of gaps, strengths, and weaknesses.
Provide a weekly project leaders report to IM/RL/LB.
Track and report on progress against target objectives.
Develop a handover pack and action plan for the new TOM HOS by the project's end.How to apply:
