Description:
Purpose of the Job
To lead a group of engineers to carry out planned preventative maintenance, reactive works to building plant, equipment and systems in accordance with agreed service levels, respond to site engineering emergencies and undertake small installation works
To be the first line of communication on technical site issues and updates between us and the clinet.
Key Responsibilities:
Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed service level agreements. Includes statutory obligations in liaison with the site Compliance Team
Show diligence in safe working both for themselves and occupants of the premises.
Ensure suitable & critical spares are available to carry out maintenance of all plant in line with contractual Service Agreement Level (SLA)
Ensure that comprehensive maintenance records are kept in the and store logbooks are maintained and updated in line with ISO 9002 Quality Management System
Carry out toolbox talks and ensure Method Statements and Risk Assessments are
prepared and in pace for all tasks carried out to ensure safe working practices
Ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes.
To develop a good working relationships.
Ensure the provision of a safe & healthy working environment, and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required.
Ensure a professional image of then comapny is presented to clients and visitors and ensure excellence in customer service is delivered and promoted at all times.
Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning.
Assist with and participate in the Call Out System and utilising Help Desk & PPM systems to monitor staff performance whilst enduring service delivery
Prioritising and delegating PPM tasks to the site team ensuring optimum levels of service delivery in line with contractual SLAs & SFG20
Advise on labour levels with assistance of Mechanical Supervisor whilst ensuring operational coverage is maintained to completed contractual service delivery
Accountabilities:
Accountable to Project Manager
The post holder will deputise to the Project Manager when required
This post will have responsibility to obtain costs/quotes and requesting Purchase Orders.
Identifying, documenting & completion control of all PPMs both Statutory & Non-Statutory including any relevant Correctives
Accountable for maintaining appropriate stocks of spares and consumables, and ensuring their secure storage and controlled issue.
Person Specification
Education:
A good basic education is essential, with good written and spoken English and basic mathematical skills.
Training:
Recognised Electrical (Primarily)/ Mechanical qualifications,
Knowledge of other building services an advantage.
Experience:
Working to Planned Preventative Maintenance Regimes,
Fault finding on electrical and mechanical systems.
Supervisory within a challenging environment
Working in a “services supply partnership”
Formulating, Assessing and Validating Risk Assessments and Method Statements.
Experience of general Building Management Systems
Aptitudes:
Good verbal communication skills at all levels,
Good written English skills,
Able to acquire and maintain sufficient knowledge of a buildings operation and services.
Able to work outside of discipline.
