Social Housing Planned Works

Location: Wrotham, Kent (near Sevenoaks)

Rate: £350 per day

Contract: Temporary

About the Role

We are currently seeking experienced Project Quantity Surveyors to join a leading contractor delivering planned maintenance and refurbishment works within the Social Housing sector.

This is an excellent opportunity to join a busy commercial team overseeing multiple projects across Kent, South London, South Sussex and West Sussex. The successful candidates will play a key role in managing the commercial performance of planned works programmes, with a particular focus on Kitchen & Bathroom refurbishment schemes.

While the contract covers a large geographical area, extensive travel is rarely required.

Key Responsibilities

Managing the commercial delivery of Social Housing planned maintenance projects.
Overseeing Kitchen & Bathroom refurbishment programmes from a commercial perspective.
Preparing and managing valuations, variations, cost reports and final accounts.
Working with Schedule of Rates (SOR) pricing mechanisms, including NHF Schedule of Rates where applicable.
Monitoring project costs and ensuring profitability targets are achieved.
Supporting operational teams to ensure projects are delivered within budget.
Reviewing subcontractor applications, payments and contractual obligations.
Identifying and managing commercial risks and opportunities.
Producing accurate financial forecasts and reports for senior management.
Liaising with clients, operational teams, subcontractors and stakeholders throughout project delivery.
Ensuring compliance with contractual requirements and company procedures.

Essential Requirements

Previous Social Housing experience is essential and candidates without this background will not be considered.
Proven experience working as a Quantity Surveyor or Project Quantity Surveyor within the Social Housing sector.
Strong experience delivering planned maintenance, refurbishment or capital works programmes.
Experience working on Kitchen & Bathroom replacement schemes.
Sound understanding of Schedule of Rates (SOR) pricing.
Experience managing variations, valuations, cost reporting and final accounts.
Strong commercial awareness and financial management skills.
Excellent communication and stakeholder management abilities.
Ability to work effectively within a fast-paced project environment.

Desirable Requirements

Experience working with NHF Schedule of Rates.
Experience on wider planned works programmes including roofing, windows and doors.
Relevant construction, commercial or surveying qualification.
Experience working for a contractor delivering Social Housing frameworks.
