Project Manager

New Build Residential, High‑Rise & Façade Delivery

London £85,000-£90,000 + Package

We're supporting a growing contractor-developer entering a new phase of strategic growth following new ownership and the appointment of a respected senior leadership team. With strong backing, a clear plan and a secured pipeline of work, the business is establishing a new London division focused on new build residential and high‑rise schemes, while continuing to deliver several live façade and safety‑driven refurbishment projects already underway.

This is an opportunity to join early, take ownership of multiple schemes, and grow with a division that has serious momentum. As Project Manager, you'll lead projects, working closely with an Operations Manager and senior leadership to deliver high‑quality, well‑run schemes across London.

Key Responsibilities

Lead day‑to‑day delivery of new build residential and high‑rise projects from pre‑construction through to completion.
Take ownership of existing façade and remediation schemes as the division transitions toward a new‑build‑led portfolio.
Manage programme, sequencing, logistics and access across multi‑storey buildings.
Oversee façade, envelope and internal safety‑related works, ensuring quality and compliance.
Maintain strict Building Safety Act, BSR and golden thread compliance across all projects.
Manage subcontractors and ensure robust QA processes are consistently applied.
Identify risks early and implement corrective actions to protect programme certainty.
Build strong relationships with clients, consultants and internal teams.
Chair progress meetings and coordinate with design, commercial, technical and senior leadership.
Support pre‑construction activities including surveys, methodology, buildability and logistics planning.Requirements

Proven experience as a Project Manager delivering façade, cladding or multi‑storey envelope packages - this is essential, as initial schemes are façade‑led.
Experience delivering high‑rise or multi‑storey residential projects.
Strong understanding of façade systems, sequencing, logistics and access planning.
Experience managing internal safety works (fire stopping, sprinklers, compartmentation, resident decants) is advantageous.
Strong leadership capability with the ability to manage site teams and specialist subcontractors.
Solid understanding of quality assurance, golden thread requirements and building safety compliance.
Comfortable working across multiple London‑based sites.
SMSTS, CSCS (Black/Gold), First Aid.What's on Offer
