Overview

We are seeking an experienced Project Manager to join an established specialist subcontractor working on major construction projects across London.

This is a key project management role, responsible for overseeing the successful execution of works across a major, long-term construction programme. The successful candidate will work closely with the client, main contractor, site teams, subcontractors, and supply chain to ensure works are completed safely, efficiently, on programme, and to the required quality standards.

The role is suited to a commercially aware and operationally focused Project Manager who is confident working within complex, live construction environments.

Major, long-term construction programme in London

Large-scale, multi-phase development

Multiple workstreams operating concurrently within a live environment

Complex stakeholder and project interfaces

High level of coordination between client, main contractor, subcontractors, and supply chain

Long-term programme providing continuity and progression opportunities

The Role

As Project Manager, you will take responsibility for the day-to-day management and oversight of the specialist subcontractor's works across the project.

You will work closely with the main contractor, client, internal teams, subcontractors, and supply chain partners to ensure all works are properly planned, coordinated, and managed in line with programme, budget, health and safety, and quality requirements.

The successful candidate will play a key role in managing project performance and will be expected to take ownership of their packages from planning through to completion.

Key Responsibilities:

Manage and oversee the specialist subcontractor's works across the project

Take responsibility for day-to-day project performance, programme, and coordination

Coordinate works across multiple phases and project workstreams

Work closely with the main contractor, client, subcontractors, and supply chain

Manage project teams, subcontractors, and suppliers

Develop and monitor project programmes, delivery plans, and key milestones

Identify and manage project risks, constraints, interfaces, and dependencies

Chair and contribute to progress, coordination, and project meetings

Monitor project performance against programme, budget, quality, and safety requirements

Manage variations, change control, and commercial reporting

Ensure all works are carried out in accordance with relevant legislation, project requirements, and company procedures

Drive high standards of health, safety, quality, and environmental compliance

Resolve operational and project issues efficiently and proactively

Maintain accurate project reporting and provide regular updates to senior management

Support procurement, resource planning, and supply chain management

Identify opportunities to improve efficiency, productivity, and project performance

Build and maintain strong relationships with key project stakeholders

Support the successful handover and completion of project works

Key Experience & Attributes

The successful candidate will ideally have:

Proven experience working as a Project Manager within the construction industry

Experience working for a specialist subcontractor or contractor

Experience working on major construction projects in London

Strong understanding of construction methodologies and site operations

Experience working within complex, live construction environments

Experience managing subcontractors, suppliers, and project teams

Strong programme and project management capabilities

Good commercial awareness, including variations, change, cost control, and reporting

Excellent stakeholder management and communication skills

Ability to work confidently with main contractors, clients, and senior project personnel

Strong organisational and problem-solving skills

A proactive approach to project management with the ability to manage multiple priorities

Qualifications

Relevant construction qualifications are preferred, including:

SMSTS

CSCS

Relevant construction or project management qualification

IOSH or equivalent qualification would be advantageous
