We have a fantastic opportunity for a Project Manager to join our team within Vistry Northern Home Counties, at our Wellingborough site in Northamptonshire. As our Project Manager, you will effectively motivate, support and manage the site-based management teams to ensure that the development achieves the desired health, safety and environmental performance standards. To achieve the programme and quality requirements. To promote the importance of customer relationships to all site-based teams to include directly employed and sub-contracted staff. To ensure that the approach and associated results are consistently high across all sites within the designated area.

ONC or HNC in Building Construction or NVQ Level 4/5 or similar
CSCS Card at Site Manager level
Previous experience as a Project Manager or Senior Site Manager for a high-volume house builder
Ability to chair and run meetings
Proven track record of motivating and managing a team effectively
Up to date knowledge of health and safety obligations and building legislation
Able to work with others to achieve the desired outcome
Capable of implementing change and of using initiative
Confident outlook combined with resilience and diplomacy

Prepare and review site strategy and traffic management plans with the Site Manager/s as required to ensure they are complete and reflect the current site conditions.
Ensure compliance with the Company's health and safety and environmental policy and procedures at all times.
Ensure site management staff carry out health and safety inductions for all staff, sub-contractors and visitors arriving on site.
Arrange and carry out induction training for all new Site Managers in accordance with the Company's requirements.
Attend health and safety and other training courses as required by the Company.
Include health, safety, and environment on the agenda at all project and site team meetings. Resolve and promote solutions to all areas of concern raised.
Chair where possible all adjudication meetings for all sub-contractors on site to determine and approve their employment.
Attend where possible all adjudication meetings as listed above.
Support and motivate site teams and sub-contract management teams to ensure that all health, safety, and environmental targets are met.
Ensure Site Management implement and review environmental, fire and waste management plans on a monthly basis.
Ensure that Company guidelines are followed in relation to accident and incident reporting procedures.
Work with the site management teams, sub-contractors and operatives to promote and enhance health, safety, and environmental best practice.
Ensure all site staff are trained in and comply with the Customer Journey and the Company's customer service commitments.
Ensure all plots have a customer care pass before obtaining CML prior to legal completion.
Ensure that service visits are carried out in accordance with the Customer Journey.
Ensure that pre-occupation checks are carried out on all properties prior to handover.
Ensure that home demonstrations are delivered to customers in their own home, ensuring that all instructions and warranties in relation to appliances and heating systems are available.
Communicate customer satisfaction surveys to all site-based staff and ensure points raised are acted on.
Ensure that effective site-based meetings take place between the Sales Team Leaders and the Site Manager/s and that the required information is available to enable the Sales Team Leader to update the customers. Attend on an infrequent basis to ensure effectiveness.
Ensure remedial items raised at home demonstrations are actioned accordingly by site teams.
Ensure that all plots to be handed over have adequate and appropriate access, parking, street lighting and signage.
Agree trade tenders list with the Area Build Manager and assist with the vetting of sub-contractors prior to appointment to ensure the correct quality standards will be achieved.
Ensure that quality inductions are carried out for all sub-contractors on site to ensure the required quality standards are met.
Review outstanding issues at each site visit and ensure they have been actioned accordingly.
Ensure that all NHBC key stage inspections are met.
Ensure that all sub-contractor quality stage checklists are complete prior to payment being authorised.
Ensure that protection to work in progress complies with the Company's site.
Ensure that forward planning is in place at all stages of the build operation and liaise with the technical and commercial departments as required.
Identify key activities at the pre-contract stage and monitor to ensure the start date is achieved.
In conjunction with the site management team, prepare the master build programme and review and revise in line with budget requirements, monitor production against the agreed programme and take corrective action if the site falls behind programme.
Review anticipated plot build completion dates on a weekly basis and ensure that the relevant stakeholders are made aware of any amendments.
In conjunction with the site management teams, prepare, and maintain the show home programmes.
Ensure that site sub-contractor and trade meetings take place weekly.
Monitor the effectiveness of site storage and the associated distribution of materials.
Review all variances with the Area Build Manager on a weekly basis and attend associated meetings as required.
Authorise any overtime requirements for directly employed staff.
Request authorisation from Regional Build Director prior to employing agency staff.
Authorise and review all site instructions and site purchase orders with site managers, prior to issue to sub-contractors.
Adopt and follow the Area Build best practice documents and ensure that the Site Manager/s complete the Site Manager best practice documents.
Ensure site presentation is discussed at sub-contractor adjudication and site meetings.
Maintain the highest standards of site presentation at all times.
Ensure that the Site Manager/s and Sales Team Leader meet weekly to discuss site presentation and progress and that all actions are completed within agreed timescales.
Visit each site, at least weekly, and that agreed actions are discussed and recorded in the site diary.
Manage the recruitment and induction of new employees in line with Company best practice guide.
Conduct half yearly and annual appraisals with staff and liaise with Group HR to address development needs.
Meet with your team members to discuss their progress on a regular, but not less that quarterly basis.
Manage disciplinary and grievance situations in line with Company policy with assistance from Group HR.
Manage and report all absences in accordance with Company policy.
Monitor the performance and effectiveness of direct reports.
Train, develop and coach direct reports.
