Summary - To support the Head of Operations and Planned Works Coordinator, by leading and being accountable for the Planned Works maintenance required by our clients, who own large property portfolios across the UK, mostly in the social housing sector

THE SCOPE OF WORK INCLUDES:
• Small and large planned works projects including void fitouts and full refurbishments
• Property compliance with regulations and legislation for the planned works projects (which may include gas safety, electric safety, water safety, fire safety checks)
• The Planned Works program is agreed every quarter with our customers to align with their budgets and property maintenance requirements. Detailed specifications are provided and these are verified by the Planned Works Manager. Delivery is by our contractor partners and direct labour operatives

The role:
1. To lead and support the R Planned Works team to plan and manage our customers’ Planned Works portfolio for their properties mainly in the social housing sector, including performance review of the Planned Works Coordinator
2. Full accountability for planning and delivery of Planned Works for the repairs and maintenance aspects of the Renov8 business, working closely with our customers
3. To ensure that the work is undertaken in a timely manner consistent with the customer needs, work programme and deadlines agreed to achieve on-time delivery, quality of workmanship expected, within budget for each property
4. The management & performance review of a delivery team consisting of sub-contractors and partners nationwide to ensure Renov8 meets its Key Performance Indicators (KPIs)
5. Sourcing, reviewing and understanding quotations, pricing & rates, costs and timescales associated with varied domestic refurbishment to provide our customers with value for money (VFM)
6. Understanding and reviewing contractor Risk Assessments and Method statements (RAMS)
7. Being responsible for all Health and Safety processes required for Planned Works programs, including compliance with CDM2015 and other safety legislation
8. Provide technical support and share trade knowledge, to train and upskill the Planned Works Coordinator and Helpdesk team
9. To plan, agree and attend sites to monitor and approve planned works or void work
10. To participate in regular meetings with partners & customers to manage performance
11. To maintain all records of Planned Works program to ensure full traceability for all works undertaken, becoming proficient in the use of the maintenance scheduling and tracking system for planning and coordinating all maintenance work (simPRO)
12. Develop excellent working relationships with internal staff, field maintenance teams, partners and customers, to ensure clear, regular and open communication
13. Provide regular progress and risk updates to Renov8 senior management team and help identify improvements in systems and processes
14. Work well with all team members, delegating tasks, following instruction and carrying out relevant activity as directed by senior management team

Key Skills:
• Experience managing Planned Works maintenance programmes is essential
• Prior planning and property maintenance trade experience is required, especially coordinating people from various trades who are working in the field
• Knowledge of CDM15 regulations is required
• An understanding of different certifications needed to maintain compliance with building regulations in a domestic setting, is required
• Recent training or a good understanding of Health & Safety requirements within the property maintenance sector
• Prior experience working alongside vulnerable people or an understanding of the needs when working in social housing settings
• Quick learner, computer literate and able to work effectively using our maintenance and scheduling tool (simPRO) once training is provided
• Well organised, with good time management and project management skills
• A professional manner with excellent customer service and strong relationship-building skills
• Able to plan and prioritise activities, and work well under pressure on their own or in a team
• Good problem-solving skills and able to deal effectively with different types of issues
• Great conflict resolution skills and ability to deal with maintenance works obstacles calmly
• Ability to focus on overall outcomes as well as pay attention to detail to maintain high quality
of work
• Good report-writing and a willingness to achieve own & team key performance objectives

Job Type: Permanent, Full-time, Office-based (location: Blackburn) with regular travel for site inspections to properties across the UK
