Operations Manager - Permanent - Nine Elms, SW11

Hours: 40 per week, 08.30am - 17.30pm Monday to Friday

Salary: £50,000 to £55,000 dependant on skills & experience

Duties & Responsibilities

* To manage and have day to day responsibility for all operational aspects of the development.

* To have day to day responsibility for the management and supervision of the in-house staff and oversee the work of the in-house operations teams and external contractors.

* To support the development of activities to enhance the lifestyle of residents based around the communal facilities.

* To liaise with the Property Director in respect of expenditure to ensure maximum value for money.

* Day to day responsibility for ensuring all functions within the development are operating efficiently and effectively within agreed parameters. Create and develop SLA’s and KPI’s in respect of operations e.g. concierge, security, valet, maintenance, cleaning, health club, etc.

* Responsible for the provision of operating procedures for all activities. Undertake regular reviews of best practice in respect of site operations in conjunction with service providers.

* Day to day responsibility for the management of directly employed staff (liaise with Senior Management Team where appropriate). Ensure staff perform in line with their job specifications and that standard operating procedures are adhered to. Liaise with Human Resources (HR) in relation to issues that arise such as grievances, disciplinaries etc., ensuring the Property Manager is aware at all times.

* Monitor that staff wear appropriate uniform/PPE. Ensure action is taken by Senior Management where issues such as breaches of discipline/H&S are observed in respect of staff/contractors working on the development.

* Deal with queries from lessees in relation to breaches of leases or estate regulations and report major breaches to the Property Manager.

* Sign off work on the resident’s website and newsletter created by the FM and RSM, check regularly for feedback and respond accordingly.

* Maintain close working relationships and clear/open lines of communication with, residential lessees, tenants, commercial tenants, registered social landlords and management & tenant liaison representatives and keep a log of all meetings (agenda/minutes etc)

* Provide operational information to the Property Manager as required supporting the preparation of the annual service charge budget. Liaise with the PM in respect of operational requirements that may impact expenditure against budget.

* Oversee the H&S training programme for all staff in conjunction with the HR department.

* Ensure that in-house and external service providers are compliant and working within the estate and corporate H&S frameworks.

* Have a key involvement in disaster recovery, emergency response and contingency planning.

* Develop and maintain links with local stakeholders such as emergency services, local authority departments etc.

Skills & Experience

* Experience working on residential developments

* Knowledge of working with budget constraints.

* Knowledge of legislation and case law pertinent to the operational aspects of estates management e.g. building regulations and health & safety.

* Ability to effectively communicate and work in partnership with managers, colleagues, residents, and contractors.

* Report writing and presentation skills.

* Ability to manage teams (to deliver key areas related to job profile) and monitor and review performance.

* Demonstrate commercial awareness and the ability to ensure value for money and the effective use of resources.

* Highly organised with an acute attention to detail.

* Ability to make investigative enquires when issues arise and maintain an objective view.

* Use initiative and take ownership of problems.

* Has a strong ability to deliver this great Customer Service

* IOSH, IWFM, IRPM, CISA, CIPD or similar desirable
