Based out of Hastings, this is an exciting opportunity for someone to lead our dedicated team of operatives across the county of East Sussex, whilst supporting a wider Directorate nationally, ensuring Southern Housing provides a comprehensive, efficient and responsive maintenance service.

The primary focus is to provide a high-quality responsive maintenance service for all our residents, internal colleagues, and external partners; managing clearances and repairs effectively from inception to completion with final quality assurance; whilst meeting all statutory and regulatory requirements.

Current service provision includes: Fencing, Void Clearances & Minor Repairs, Bulk Waste Removal, Lock Changes, Graffiti Removal, Office Repairs & Facilities Support. You will also be required to complete site surveys and inspections. Our current service provision is expanding into other technical areas over the next 2 – 5 years. You will need to create a clear, safe, value for money structure, methodical approach, and supportive environment and culture in which our operatives are able to thrive.

Duties include:

* Day-to-day line management of a team of operatives, covering a multitude of skills.

* Mentoring and development of operatives and peers.

* Management of all associated workstreams, productivity, and value for money.

* Monitoring, Training, and Promotion of safe working practices.

* Fleet, Equipment, and Materials management (stock control, maintenance, and safety).

* Resident liaison, including stage 1 complaint handling and escalation when required.

* Ideally, you’ll have worked for a Housing Association, Local Authority or Property Developer, in a similar technical, leadership role.

* Excellent leadership skills in order to create a culture adopting our values, to inspire, motivate and develop staff at all levels; building cohesive and motivated teams who are committed to our vision and goals.

* You’ll have a blended management style, supporting our operatives & residents, promoting self-awareness and a genuine commitment to improve and expand services.

* You’ll be able to make sound judgements, find solutions to complex issues and problems, with a strong awareness of risk management, productivity, and value for money.

* The role will work alongside a range of residents, colleagues, and partners, so a positive, diverse approach to collaborative one-team working is essential, with Customer Satisfaction as a priority.

* As part of a tight-knit team, you will be required to work closely with others, supporting colleagues within Direct Services, other teams across the business, and our partners from external agencies.

* You must be customer focused, having excellent interpersonal skills with the ability to communicate clearly and concisely, both verbally and in writing.

* You will also need the ability to work alone, be self-motivated and able to solve technical challenges as they arise; with an ability to produce detailed specifications of work for contractors and our in-house repairs teams to follow.

* Working safely is paramount and you will require a strong awareness of and be required to write, understand and present both Risk and CoSHH Assessments; plus, manage the risks involved within a working repair environment.

* An excellent level of numeracy and literacy is key, along with the computer skills sufficient to learn and operate in-house systems and technology.

* A knowledge of standard software packages such as Microsoft Office or similar and previous experience of web-based CRM’s, Scheduling, and Reporting Platforms are essential.

* A full clean UK Driving licence is essential for this role.

The role is both site and office based, out of our hub at Haywood Way in Hastings. We envisage the successful applicant working 40 hours, 08:00 – 17:00, Monday through Friday. There may also be a requirement to plan, schedule and cover out of hours in the future as our repair responsibilities increase.

As this role requires you to travel across East Sussex and on occasion into other regions you will be supplied with a Southern Housing vehicle.
