JOB DESCRIPTION

Job Purpose

To carry out Gas repairs, Servicing and Plumbing works as required for the Gas and Plumbing reactive repairs teams.

Main Duties and Responsibilities

Carry out routine and emergency repairs in a safe and effective manner in accordance with all relevant regulations and legislation applying logical fault diagnostic techniques on either schedule of rates, priced or day work basis as instructed by management and in accordance with the company's Pay and Productivity scheme.
Carry out installation work and repairs on either schedule of rates, priced or daywork basis as instructed by management.
Carry out simple adjustments and disconnections to electrical equipment within agreed level of competence and training provided and in accordance with current Health and Safety legislation.
Carry out routine and emergency repairs on plumbing/gas appliances to agreed level of competence and training provided in accordance with current legislation.
Carry out occasional installation work.
Complete all paperwork, reports, service sheets, timesheets etc legibly and return to main office promptly following completion of work on a daily basis.
Identify required spares for jobs to manager/supervisor or recommend improvements, as appropriate.
Assess materials needed and either obtain from main stores or obtain official orders for purchase direct from appropriate supplier, making sure that receipts, goods received notes and other paperwork is obtained and passed to supervisor daily.
Seek approval prior to commencement of work if the repairs needed exceed the work specified in the order.
Carry out all work in accordance with current codes of safe working practice, current legislation on Health and Safety at Work Act and CDM legislation/Health and Safety responsibility at Level 1.
The majority of work will be carried out in occupied properties so care must be exercised at all times to avoid damage to occupants' property. All tenants and other customers to be treated with courtesy and respect at all times.
Site to be properly tidied up on completion of work or end of shift with all waste materials removed off site and disposed of according to instructions.
All trades persons working in DSO should be in comapny uniform and ID cards are to be carried at all times.
Mobile phone / devises should be charged up and switched on at all times.Scope of Job (Budgetary/Resource Control/Impact)

Achieve minute targets/ job counts set under the Pay and Productivity Scheme to ensure financial viability of section.
Identify any additional work that is required, were possible and relevant complete this or seek advise before leaving the property.
Manage workload, tools and materials so as to maximise quality and productivity.Person Specification

Qualifications/Education/Training

A good general standard of education with GCSEs or equivalent in Maths and English.
Must have served a recognised plumbing/gas-fitting apprenticeship.
Must have a City and Guilds or equivalent qualification in plumbing/gas fitting and a minimum of five years' experience as a gas fitter or be able to show a minimum of ten years' experience and a lower technical qualification.
Must have current ACS (where applicable) CODE - CCN1/CENWAT/CKR1/CPA1/HTR1/MET1 5.
City and Guilds or NVQ level 2 in Plumbing with demonstrable experience of a range of plumbing skills including repairs and maintenance and complete bathroom installations.
Knowledge of Building Trades/Construction.Experience

Worked within the general building business.
Used to working in occupied properties.
Experience of installing/commissioning new works.
Experience of fault finding on domestic and commercial plumbing/gas equipment.
Sound knowledge of maintaining complex plant and equipment.
Must have completed suitable training in accordance with ACS "Standards of Training in plumbing and Safe Gas Installation".
Must be (or be able to be) Gas Safe registered.
Proven capability of multi skilling.Skills, Abilities & Competencies

Able to deal with tenants who can be demanding or abusive using tact and diplomacy.
Proven ability to work effectively as part of a team.
Demonstrate communication skills, both written and oral.
Able to organise/prioritise work to meet deadlines.
Good communication skills and demonstrate able Customer care.
Must be able to work with a minimum of supervision.
Skilled plumbing work.Specific Working Requirements

37 hour week
Split shifts 7am/7pm, Saturday mornings and call out rota.
Hold a full current driving licence.
This post will be required to be available for emergency call out as part of a rota system operated for out of hour's emergencies.
