Description:
Freelance Mechanical Project Manager
Commercial Office Fit Out | Central London | £300–£350 per day
We’re working with a young, ambitious and growing business looking for an experienced Freelance Mechanical Project Manager to join the team on an ASAP basis.
This is an excellent opportunity for a hands on, technically strong Mechanical Project Manager with a background in commercial office fit out, who enjoys taking ownership, solving problems and delivering projects in a fast paced environment.
You’ll be responsible for managing mechanical packages across a variety of Cat A and Cat B office fit out schemes, with project values ranging from £50k to £1m.
The Role
Working across Central London, from King’s Cross through to the West End, you’ll manage a varied workload of live projects. Ideally, your time will be split across three to four smaller projects, although larger schemes may require full-time site presence.
You’ll need to be comfortable working autonomously, making technical and coordination decisions, planning your own workload and reacting quickly to issues as they arise.
Key responsibilities will include:
*
Managing the delivery of mechanical packages across multiple commercial office fit out projects.
*
Setting up sites and coordinating labour, subcontractors, materials and site logistics.
*
Managing and coordinating mechanical services, including HVAC, air conditioning, ventilation, LTHW, CHW and BMS.
*
Reviewing drawings and specifications, resolving technical queries and making informed design, sizing and coordination decisions.
*
Monitoring progress against programme, identifying potential delays and implementing solutions.
*
Troubleshooting site issues and coordinating with other trades to keep projects moving.
*
Managing subcontractors, suppliers and relationships with clients, consultants and main contractors.
*
Tracking costs, variations, progress and package performance against budget.
*
Maintaining high standards of quality, health and safety, and site documentation.
*
Providing regular progress updates and reporting key issues to the Directors.
*
Overseeing testing, commissioning, snagging and final handover.
*
Proactively planning site visits and managing competing priorities across multiple projects.
The Ideal Candidate
*
Proven experience managing mechanical packages on commercial office fit out projects, with values ranging from £50k to £1m.
*
Strong technical knowledge of mechanical building services, including HVAC, AC, ventilation, LTHW, CHW and BMS.
*
Confident making independent technical, sizing and coordination decisions.
*
Highly organised, self-motivated and capable of working without close supervision.
*
An excellent communicator who can build positive relationships with clients, consultants, contractors and site teams.
*
Commercially aware, with the ability to manage relationships collaboratively while standing firm when necessary.
*
A proactive, adaptable and solutions-focused individual with a genuine can-do attitude.
*
Based within a commutable distance of London and happy to travel between sites.
*
Available to start ASAP.
Support & Opportunity
Although this role requires someone who can take ownership and operate independently, you won’t be left to figure everything out alone.
You’ll receive guidance and support from two Directors who regularly visit sites two to three days per week and are available to attend key meetings or provide additional backing when required.
The business is looking for someone who can become a trusted part of the team, make a positive impact from day one, and potentially develop a long-term freelance relationship.
