Job Title: M&E Shift Engineer (Resident Engineer)

Location: Peterborough

Shift Pattern: Any 5 in 7 days (1 weekend on, 1 weekend off), with rest days agreed with the client.

PURPOSE OF THE JOB

To ensure all environmental conditions are maintained at all times with regard to critical building systems. Responsibilities include performing Planned Preventative Maintenance (PPM), reactive and breakdown works on all mechanical, electrical systems, and building fabric within the site. Engineers must demonstrate knowledge of UPS, Generators, LV/HV, HVAC systems, including fault finding using graphical information and current alarm data. Provide first-line support to IKEA across all FM streams and be the primary point of contact for any FM issues on site. Engineers must also understand the demarcation between maintainable assets and client-maintained assets within specific environments, and ensure compliance on site, following IWAY and RISE Principles.

MAIN DUTIES AND RESPONSIBILITIES

Routine PPM: Perform routine PPM on all plant in accordance with site task schedules and asset lists as per the PPM planner.
Permit to Work System: Operate in accordance with CBRE Quality, Health & Safety procedures and IKEA requirements.
Reactive Maintenance: Complete reactive tasks and proactively highlight improvement areas, including fabric-related items.
First Line Support: Manage FM high priority tasks, implement resolutions, liaise with clients stakeholders, and ensure proper handover of tasks.

Out of Hours PPMs: Support with out-of-hours PPMs for supervision of supply chain (Fire) and self-delivery PPMs (EML).
Fault Remediation: Swiftly remedy plant faults and defects to maintain serviceable order.
Spare Parts Management: Ensure availability of suitable spares for maintenance and reactive works, providing parts lists and estimated timescales.
Documentation: Complete all relevant paperwork and CAFM updates promptly regarding PPM, reactive and breakdown works.
Safety Compliance: Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
Professional Relationships: Develop a good working relationship with all CBRE staff, subcontractors, and IKEA representatives.
Site Safety: Ensure a Safe and Healthy working environment, including wearing uniform and PPE.
Record Keeping: Maintain up-to-date shift logs and keep plant rooms locked, clean, and tidy.
Subcontractor Supervision: Monitor subcontractor works while on site.
Planning Support: Assist contract support and duty management in planning and covering for holiday and absence cover.
Compliance Maintenance: Ensure site compliance for statutory visits by supplier partners.
Record Maintenance: Maintain site records as hard copies and electronically.
Lone Working: Undertake lone working as required, subject to satisfactory training.
Task Completion: Ensure tasks are completed appropriately with the relevant CAFM system.
H&S Implementation: Ensure tasks are completed with the appropriate H&S awareness.
Contractual Compliance: Ensure compliance with contractual KPI's/SLA's, providing explanations for any deviations.
Quotation Management: Take ownership of quotations and progress tasks arising from remedials and second fix tasks.
CAFM System Maintenance: Keep the Computer Based Maintenance system (e.g., Maximo) up to date and accurately close out PPM and reactive tickets.
Additional Tasks: Perform any other tasks as directed by the account management

SKILLS & QUALIFICATIONS

Experience of maintaining all relevant mechanical and electrical equipment to clearly defined criteria.
(Essential) 17th / 18th Edition, C&G Electrical Qualification ( NVQ 3 Practicing Electrician - with Experience) (Desirable)
C&G Level 2 Qualification in Mechanical / Electrical - with Experience (Essential)
Good all-round knowledge of general building works, diagnostic and repair procedures
Working knowledge of building services systems and maintenance schedules
Understanding of demarcation between maintainable assets under the contract scope
Mechanical maintenance skills (Desirable)
Good written English skills
Committed to the delivery of excellent customer service
Calm manner, able to work under pressure. Able to make sound decisions when needed
Able to ascend and descend vertical access equipment. Able to work at heights
BMS Knowledge
Recognised Health and Safety Qualification, such as IOSH (Desirable)
