Description:

We are recruiting for an experienced Building Services Manager to join a leading Tier 1 main contractor delivering major new-build commercial construction projects.

The successful candidate will take responsibility for the management and coordination of mechanical and electrical building services, working closely with the project, design and commercial teams to ensure M&E packages are delivered safely, on programme, within budget and to the required quality standards.

Key Responsibilities

• Manage the delivery of mechanical and electrical services throughout the project lifecycle
• Coordinate M&E design, installation, commissioning and handover activities
• Manage and monitor specialist M&E subcontractors
• Work closely with Project Managers, Site Managers, Design Managers and commercial teams
• Review M&E designs, drawings, specifications and technical submissions
• Identify and resolve design coordination and buildability issues
• Ensure M&E installations are delivered in accordance with approved designs and specifications
• Monitor progress against the construction programme and key project milestones
• Coordinate building services with structural, architectural and other construction packages
• Chair and attend M&E coordination and progress meetings
• Monitor subcontractor performance, quality and programme
• Manage technical queries, RFIs and design changes
• Ensure testing, commissioning and witnessing requirements are properly planned and completed
• Coordinate commissioning programmes and ensure systems are ready for handover
• Oversee the production of O&M manuals, commissioning records and handover documentation
• Ensure compliance with relevant Building Regulations, specifications and industry standards
• Support the commercial team with M&E variations, changes and package management
• Maintain strong relationships with clients, consultants, subcontractors and the wider project team

Candidate Requirements

• Previous experience as a Building Services Manager, M&E Manager or MEP Manager within the construction industry
• Strong main contractor experience, ideally with a Tier 1 contractor
• Proven experience delivering M&E packages on major new-build projects
• Strong understanding of both mechanical and electrical building services
• Experience managing specialist M&E subcontractors from design through installation, commissioning and handover
• Good understanding of construction programmes and M&E sequencing
• Strong technical and problem-solving ability
• Excellent communication and coordination skills
• Ability to manage multiple packages and priorities within a fast-paced construction environment
• Relevant building services, mechanical, electrical or construction qualification preferred
