Working Hours: Monday - Friday, 08:00 - 17:00 (40 hours per week) + Overtime

Salary: £55,000

Role Purpose

Operating as an autonomous, site-based specialist on a single-person site, you will take 100% operational ownership of all building services infrastructure, statutory compliance, and plant reliability. Combining a versatile multi-skilled engineering foundation with in-depth HVAC and cooling systems expertise, you will lead technical delivery from the front.

Key Responsibilities

1. Autonomous Maintenance Delivery & Plant Resilience

Total Plant Stewardship: Act as the sole resident technical lead responsible for the delivery of all Planned Preventative Maintenance (PPM) routines and reactive repairs across electrical, mechanical, plumbing, and building fabric assets in strict alignment with SFG20 standards.

HVAC & Cooling Systems Governance: Directly oversee, service, troubleshoot, and fine-tune primary and secondary HVAC infrastructure, including central chillers, Air Handling Units (AHUs), Fan Coil Units (FCUs), Variable Air Volume (VAV) boxes, DX split/VRF air conditioning units, and heat recovery circuits.

Rapid Fault Diagnosis: Conduct methodical, root-cause diagnostic investigations across heating, ventilation, cooling, and power distribution systems to deliver swift first-time fixes and guarantee zero downtime across executive trading floors and meeting suites.

Building Management System (BMS) Optimisation: Actively operate and interrogate the BMS front-end (e.g. Trend, Schneider, Tridium) to balance occupier comfort, seasonal plant switching, ventilation rates, and energy efficiency targets.

Multi-Skilled Support: Execute general building services tasks with equal care, including domestic water monitoring, basic electrical repairs, lamp/ballast replacements, emergency lighting function tests, and minor fabric touch-ups.

2. Statutory Compliance, Health & Safety

100% Audit Readiness: Hold personal accountability for maintaining the building's physical and digital compliance logbooks in pristine, audit-ready condition at all times (including ACoP L8 water hygiene, F-Gas registers, emergency lighting, fixed wiring, and fire alarm routines).

Safe Systems of Work (SSoW): Author, review, challenge, and enforce dynamic Risk Assessments and Method Statements (RAMS) for all site activities, championing an uncompromising safety-first culture.

Safe Isolations & Permitting: Manage and govern the site Permit to Work (PTW) system, personally conducting safe isolations (LOTO) for high-risk electrical, pressure, or mechanical interventions.

3. Specialist Supply Chain & Contractor Governance

Subcontractor Management: Act as the primary technical point of contact for third-party specialist service partners attending site (e.g. chiller major overhauls, water treatment chemists, lift maintenance, fire suppression engineers, acoustic engineers).

Induction & Verification: Carry out strict site inductions, verify contractor competencies and insurances, inspect tool safety, issue permits, and escort technicians in critical plant rooms.

Handover & Quality Control: Perform thorough post-works inspections to challenge substandard workmanship and ensure full operational sign-off before approving service job sheets.

Person Specification

Experience & Technical Depth

Single-Site Autonomy: Demonstrable track record operating independently as a Lead Engineer, Resident Engineer, or Senior Multi-Skilled Technician within a high-specification commercial corporate headquarters, financial institution, legal firm, or critical asset.

Strong HVAC & Cooling Pedigree: Advanced diagnostic and maintenance capabilities across commercial air conditioning, refrigeration loops, chilled water circuits, FCU/AHU maintenance, and chiller plant.

Versatile Multi-Skilled Capability: Balanced core capability spanning electrical, mechanical, public health, and BMS operations.

Polished Corporate Demeanour: Outstanding interpersonal communication skills, professional presentation, and the emotional intelligence required to interact comfortably with C-suite corporate clients.
