The role & about the client:
 
On behalf of our client, ITS Building People (Southampton) are searching for an experienced Land Manager to join an award-winning house builder. They are looking to add to their existing and well established Land team and the successful candidate will be reporting directly into the Land Director.
 
You will be responsible for sourcing Land ranging from 20-250 Units across Hampshire, Wiltshire and West Sussex

Find and personally source prospective Land purchases by researching internet-based land websites, council planning portals or websites, and meeting land owners/agents or word of mouth (using admin support staff as necessary).
Arrange and attend potential client meetings with Land Agents and Land Owners to directly promote the company.
Undertake initial site feasibility assessments on prospective land by visiting sites, to assess opportunities and constraints, research local planning policies to ascertain housing requirements and report findings to the Director
Delegate tasks to admin support staff to assist in the preparation of land packages and complete site feasibility for presentation to the Director.
Read and analyse legal/planning correspondence concerning contracts or planning permissions respectively and consider any extra over-cost items, obligations or issues which may affect budgeting, timescales or financial viability.
Following positive initial site feedback from the Director, produce a financial appraisal, including identifying developer contributions, and abnormal cost items, in conjunction with internal stakeholders, and all other relevant legislation and policies in place.
Undertake an initial market evaluation of a proposed site, before a complete market appreciation by the Sales Department, to ascertain an initial commercial viability of proposed construction sites.
Review all relevant reports and technical information and delegate and pursue any tasks raised, including buy-in and feedback from other departments or key internal stakeholders
Once Compile and present written offers, to be approved by the Director.
Work closely with Housing Associations and Social Housing providers to obtain offers on developments obligatory and additional Section 106 affordable homes to meet the requirement of the planning legal agreement.
Working with the Legal Manager, responding to legal correspondence with the solicitors in respect of Land purchase and acquisition running and reporting on the process from initially agreeing Heads of Terms through to the exchange of contracts, preparing reports and summaries on Contracts where necessary for the Directors approval
Before the exchange on contracts, the post holder is to prepare and present a handover of relevant site information to the Director.
Responsible for the presentation of sites for board approval and the handover of sites to relevant departments (using admin support staff to collate and gather information as necessary).
Assist the Director in meetings with consultants and clients as required, which includes handling correspondence of a confidential and sensitive nature
Responsible for updating the project database and reports with any new information on sites (using admin support staff where necessary to assist)  
The ideal candidate
 
The ideal candidate will have previous experience working as a Land Manager with experience of purchasing Land in Hampshire, Wiltshire and West Sussex
 
Essential Qualifications/ experience required/ specific requirements for the role:

Experience of working as a Land Manager or Senior Land Manager
Successful experience in land acquisition within the housebuilding industry.
