About the Role

We are seeking an experienced Estates Surveyor to support a local authority property team in the North West. The successful candidate will provide professional surveying advice across a varied commercial and operational property portfolio, supporting the effective management, valuation and strategic use of the Council’s estate.

This is an excellent opportunity for a surveyor with local authority or public sector experience who can provide practical property advice, manage competing priorities and work effectively with internal stakeholders and external partners.

Key Responsibilities

* Provide general practice surveying advice across the Council’s property portfolio.

* Manage landlord and tenant matters, including lease renewals, rent reviews, lease negotiations and lease compliance.

* Support the acquisition, disposal and letting of commercial and operational property assets.

* Undertake property inspections, prepare reports and make recommendations on asset management matters.

* Assist with estate management strategies, property rationalisation and the identification of surplus assets.

* Advise on property valuations, rental values and market opportunities.

* Support the management of property income, occupational leases and vacant premises.

* Liaise with internal departments, tenants, landlords, agents, solicitors and other external stakeholders.

* Prepare professional reports, financial appraisals and recommendations to support management and committee decisions.

* Ensure property transactions and management activities comply with relevant legislation, professional standards and local authority procedures.

Essential Requirements

* Proven experience in general practice surveying, preferably within a local authority or public sector environment.

* Strong knowledge of commercial property management and landlord and tenant matters.

* Experience of lease negotiations, rent reviews and lease renewals.

* Experience supporting property acquisitions, disposals and estate management activities.

* Strong communication, negotiation and stakeholder management skills.

* Ability to manage a varied workload independently and meet deadlines.

* A relevant property qualification; MRICS status is desirable, depending on the requirements of the authority.

Desirable Experience

* Previous experience working for a local authority or public sector organisation.

* Knowledge of local government property portfolios and asset management processes.

* Experience with commercial property valuations, estate rationalisation and income maximisation.

* Familiarity with public sector governance, procurement and committee reporting
