High-Voltage Project Manager – Finland – 12 month FTC – Construction/Data Centres – up to £800 per day D.O.E

Project Manager required to join a rapidly growing team. You will play a key role in leading the delivery of a high value Hyperscale Data centre construction project in Finland.
You can either be full time in Finland or based in country for 11 days and then return to the UK for 3 days.
Flights and accommodation are provided as well as a hire car. In addition, you will be provided a 60 euros per day living allowance
.
As part of the Project Manager role, you will work alongside the Electrical & Civils Teams to prepare accurate estimates for HV works to enable others to develop commercial pricing and presentation.

Pre-Construction
• Work with General Contractor to create and establish the Master Project Schedule, based on the Critical Path and key milestones. (P6 cost/resource loaded schedule)
• Work with the Client and Commercial Team to Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.
• Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations
• Support Contract negotiation, typically in concert with the Client’s PM, Commercial Team and Legal Counsel, including establishment of all General Contractor “business terms” including mark-ups, fees, insurance, labour rates, escalation, etc.
• Coordinate Design Team activities supporting Client PM
• Ensure AE is completing the complete list of City and/or other Authority approvals process, permitting, etc and tracking the same
• Coordinate Constructability review of project documents with the General Contractor
• Coordinate the gathering of cost estimates from subs and other vendors for scope gaps/changes
• Coordinate Value Engineering efforts during the design and procurement phase
• Support the Client’s Commercial teams to prepare Cash Flow projections on a monthly basis
• Assist Client and the Client’s team in identifying, scoping, buying-out and scheduling of all Owner-direct vendors and consultants

Construction
• Manage General Contractor and other directly contracted vendors on the ground
• Manage Cost / Change Control, including change order review, negotiation, & recommendations, delay analysis
• Coordinate Value Engineering efforts during the construction phase
• Work with the Client’s commercial team to develop Budget Management and Tracking
• Liaise with the Client’s schedule management team to provide Schedule monitoring, tracking and analysis
• Work with the Client and Document control teams to track and coordinate addenda, bulletins, new drawing sets, clarifications, etc
• Ensure QA/QC is being followed and report any issues/gaps to the appropriate supplier and/ or Client
• Work with the Client’s Commercial teams to ensure Invoices / Payment Applications are processed, tracked and reported
• Tracking of all key project documents, including submittals, change orders, invoices and payments, lien releases, etc
• Coordination and management of all Owner-direct vendors, and consultants

Close out
• Initiate close out process prior to project completion, typically two to three months in advance
• Establish close out documentation requirements with the Client’s document controller. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.
• Assist with City and/or other Authority final inspections and occupancy process.
• Manage punch list, substantial completion and final completion process with the General Contractor and their Subs
• Work with the Client’s commercial and design teams to negotiate, resolve and close out any outstanding change orders, quality issues or disputes
• With the Client’s commercial team, Process and track any final invoices, payment applications, retention payments, etc
• Liaise with the Client’s commercial teams to prepare and submit final project accounting and budget
• Assist the Client in scheduling, coordination and management of all Owner-direct vendors, consultants.

Candidate
High Voltage - Project Manager experience
Degree or qualification in a relevant subject area
In-depth understanding of large-scale technical projects and construction techniques.
Ability to manage technical disciplines.
Data Centre, New Build experience, preferably on hyperscale builds
