About the role

Balfour Beatty are currently looking for a Facilities Manager to join our team based on site in Aberystwyth University Student Accommodation

Main Purpose of the Job:

Maintain a safe and secure working environment for all staff, students and members of the public

Manage the day to day planned and reactive maintenance( Hard Services) activity together with the allocation of work to the on site technical team

Manage and operate the annual, monthly Look Ahead and statistical reports for the planned maintenance programme (PPM)

Act an as Authorised Person for Low Voltage systems and in accordance with Balfour Beatty’s Electrical Safe System of Work

Verify, approve and manage all PPM Activity supply chain providers and subcontractors activities.

Maintain Statutory Compliance for systems, activities and associated documentation within contract scope.

Prepare Risk Assessment and Method Statements (RAMS) for all maintenance tasks, validate and authorise RAMS information from supply chain.

Manage and oversee all electronic office, technical, operational, financial operating systems

Continuous improvement of all service delivery issues.

Manage audits, monitor SHEQ and utilities.

What you'll be doing

Key Responsibilities/Duties:

Management of Services and Resources in accordance with Contract and legislative requirements .

Comply with the project/company Health and Safety Management System and Statutory Compliance for all maintenance activities

Act an as Authorised Person for low Voltage systems and in accordance with Balfour Beatty’s Electrical Safe System of Work

Manage CAFM and BMS Systems.

Act as the Responsible Person (RP) for all L8 activities and documentation management

Manage Authorised Person (AP) resources.

Operate as Competent Person (CP) to supervise works and setting people to work

Manage the digital and paper based permit-to-work system.

Supervise and instruct colleagues and subcontractors.

Ensure safe use and storage of tools, equipment and materials.

Implement H&S Management System in compliance with H&S legal requirements and industry best practice ensuring OHSAS 18001 certification and other accreditations are maintained.

Professional Profile:

Experience of managing Hard Services in a FM Contract environment

Electrically Qualified

Experience of managing a Preventative Planned Manintenance (PPM ) programme

Good IT skills.

Experience of working in a PFI contract.

Penglais Farm Student Accommodation, Aberystwyth University

Aberystwyth Student Accommodation is a 32-year concession which Balfour Beatty designed, built, financed, and now maintains. The 1,000 student study bedrooms were primarily built to accommodate undergraduate students.

Fferm Penglais houses around 1000 students split between 22 blocks: 20 blocks containing en-suite rooms and 2 containing studio flats. Each block has either 6 or 9 self-contained flats comprising of 6 or 8 single bedrooms. Residents will have access to their own en-suite bathroom as well as a shared kitchen and soft seating area.

The maintenance aspect of the contract provides a range of hard and soft services which includes, M&E, planned and reactive maintenance, lifecycle, soft services encompassing Grounds and Gardens, Window Cleaning, and Pest control.
