Estimator – Social Housing Maintenance

Location: Cardiff / South Wales
Salary: £40,000–£65,000 + package
Sector: Social Housing / Maintenance / Refurbishment
Hybrid: Cardiff office, Swansea one day per week + one day working from home

Estimator – The Company

A well-established regional main contractor with a strong presence across South Wales, delivering construction, refurbishment and social housing maintenance projects for a range of public and private sector clients.

The business has a secure pipeline of work and is looking to strengthen its commercial and pre-construction team with an experienced Estimator.

This is a long-term opportunity offering a varied workload, good flexibility and the chance to play an important role in securing and pricing future projects and maintenance contracts.

Estimator – The Role

Working within the estimating and pre-construction team, you will be responsible for pricing a mixture of social housing maintenance, voids, refurbishment and construction works across South Wales.

Typical responsibilities will include:

* Preparing detailed estimates and tender submissions

* Pricing social housing maintenance and void works

* Working with NHF Schedule of Rates and other SOR-based contracts

* Reviewing tender documentation, specifications and scopes of work

* Producing take-offs and building up labour, material and subcontract costs

* Obtaining and analysing subcontractor and supplier quotations

* Identifying commercial risks and opportunities

* Working closely with operational and commercial teams

* Supporting tender adjudications and handovers following successful bids

Estimator – The Person

The successful candidate will ideally have 5+ years’ experience within construction, social housing or property maintenance.

Previous experience of social housing maintenance is essential, with a good understanding of voids, responsive or planned maintenance contracts.

You will also ideally have:

* Strong knowledge of NHF Schedule of Rates and/or similar SOR contracts

* Experience working for a main contractor or specialist maintenance contractor

* A good understanding of construction methods and costs

* Strong commercial and numerical ability

* Experience producing tenders and estimates independently

Applications are also welcomed from experienced Quantity Surveyors with a strong social housing maintenance and Schedule of Rates background who would like to move into a full-time estimating role.

Estimator – The Package

* £40,000–£65,000 basic salary depending on experience

* Additional company benefits/package

* One day working remotely each week

* Based from the Cardiff office

* Swansea office attendance approximately one day per week

* Long-term progression within an established regional contractor

This is an excellent opportunity for an experienced Estimator, or a commercially strong QS looking to move into estimating, to join a successful South Wales contractor with a strong pipeline of social housing and construction work
