Description:
1. MAIN DUTIES/RESPONSIBILITIES
2. Supervision of all maintenance staff – (Electrical, Mechanical and Building)
3. Reactive and planned maintenance of all building services (all services)
4. Delivery of a planned preventive maintenance programme as scheduled and programmed by the Estates Operational Manager
5. Advising on effectiveness of maintenance programmes and schedules
6. Supervise and motivate craft and assistant staff to ensure standards are adhered to and performance is within contract requirements
7. Monitor overtime and call-outs
8. Monitor performance of self and team with particular reference to health and safety and take remedial action as necessary
9. Report obvious defects to building fabric and schedule repair work as necessary
10. Maintain and control stock levels to meet the needs of the service
11. Participate in the development of new processes, procedures and service requirements
12. Ensure full compliance with HTM’s, Statutory and all applicable issues
13. Ensuring that legislation and service changes are met as included in strategy reviews
14. Operate the permit to work system ensuring that prescribed safety standards are met
15. Use the building management system to optimise energy use and diagnose control system faults
16. Use the Concept Facilities system to monitor and track tasks
17. Complete and review risk assessments and method statements
KNOWLEDGE, TRAINING AND/OR EXPERIENCE REQUIRED TO DO THE JOB
* CSCS or SMSTS
* 17th Edition Wiring regulations (including amendments) and C&G 2391 Inspection and testing or equivalent.
* Completed 5 years post apprenticeship in a core trade, two of which at a supervisory level
* Ability to achieve certification in Supervisory Skills, Gas Competency, Multi-skilling, Competent Person for Medical Gas Pipeline Systems Low Voltage Electrical Systems Ventilation Systems
