Job Description: Development Manager

Reporting to: Senior Development Manager

Direct reports: Assistant Development Manager

Location: Home based but with frequent travel to sites and central London (2 days at homes 3 days on site) Ideally located between Oxford to Guildford.

About the Role

This role is required to support the objectives of the company business plan through delivery of suitable development opportunities. The Development Manager will be involved through the whole development lifecycle with a particular focus on construction procurement and delivery and handover to the Sales and Operational teams.

The job holder will be able to work both independently and, have a working knowledge of construction sites and the expectations of a client, to ensure projects are delivered on budget and according to pipeline workflow requirements and dates and to the required company specifications.

This role requires travel in the south of the UK as business demands may require. The focus of the role is on all actual and future projects working closely with and reporting to the Senior Development Manager and with close liaison with others in the business, client-side external consultants and contractors.

Key responsibilitie*0s

• Responsible for contributing and updating of the Company Design Guide, Design Brief, Specification, Employer’s Requirements, and Sustainability Strategy

• Manage specific elements of the project design team to ensure efficient, optimised, co-ordinated and cost-effective designs that meet the company Design Guide

• Exposure to the front end and supporting our Land and Planning team with technical queries

• Manage specific packages within the construction and development on sites with external project teams – both for new projects and potentially on any refurbishment or enhancement projects

• Manage specific packages within stages of FF&E procurement

• Develop third party supplier relationships and coordinate with other stakeholders and multi-disciplinary experts

• Encourage the maximization of time, cost and quality

• Oversee and manage specific packages of post completion handover issues on defects and warranty process, in conjunction with the operations teams as appropriate

• Assist where necessary on all programme, procurement and reporting as directed

• Manage specific packages of project coordination and communication between internal decision makers and delegated project delivery teams

• Remain aware of stakeholder needs and desires to ensure plans remain stakeholder focused

• Work with colleagues to seek continuous improvement and agree areas of best practice

• Assist the Senior Development Manager to set development meeting agenda and attend meetings as necessary

• Assist the Senior Development Manager to develop mitigation strategies to minimize or remove risks

• Assist the Senior Development Manager to ensure project handovers to operations teams are effective and allow timely and proper operation of the completed business

• Take reasonable care of your own health and safety and that of any person who may be affected by your acts or omissions at work.

• Act in accordance with Company Health and Safety policies and procedures, carrying out any work in accordance with any training, using any equipment in a safe and appropriate manner, informing your Line Manager of any health and safety problems and immediately stopping any unsafe activity until adequate measure have been taken to remove the risk or reduce it to as low as possible.

• Demonstrable understanding of the planning process and how to implement development projects

• An understanding of construction procurement

• Diligent mind set with a key eye for detail and commercial awareness

• Understanding of building construction and services

• Identify and apply legislation relevant to providing a professional service

• Able to multitask in order to handle competing priorities

• Able to act as ambassador for the company, protecting and promoting its good name and reputation at all times

• Genuine interest in growing as an individual and developing skill set with view to take on more responsibility in time

• Good written and communication skills

• Good time management and organizational skills

• Ideally experience in delivery residential projects

• Experience of managing multiple projects

Education and Qualifications

• Degree level qualification, preferably in a project management, construction or design subject.

• Professional accreditation as relevant (CIOB, RICS, RIBA)

Knowledge and Experience

• Suitable practical experience, to include min 2 years’ operating in a development management post or a construction based role

• Aptitude to manage aspects of a project from feasibility, viability, planning, design, procurement and construction

• Experience in dealing with local and statutory authorities

• Knowledge of construction procurement

• Working with architects and other relevant consultants to design viable later living schemes and concepts

• Knowledge of Environmental, Social and Governance (ESG) issues and aware of latest construction and M&E advances in this area including BREEAM accreditation
