Our client, an established Housing Association has an exciting opportunity for a Development Manager to join their team!
Responsibilities
* Work with the Head of Investment, Development & Partnerships to manage the delivery of a high quality mixed tenure, land led, package deals, new build and regeneration programme, maintaining a pipeline of development opportunities to support sustainable growth and achievement of our strategic objectives.
* Further develop and implement our Development strategies ensuring our customers have “Great Homes” that are fit for the future.
* Manage the reduction of our carbon footprint in our properties
* Instill a high performance culture to drive quality, value for money and continuous improvement in service delivery.
* Deliver on the strategic aim to provide warm and safe homes that are net zero carbon.
* Identify business development opportunities and develop and maintain a Development pipeline.
* Deliver our ambitious, clear, deliverable development plan, which supports growth in line with our long-term plans.
* Provide leadership for the development team fostering a culture of high performance and delivery in line with our values, engaging with customers to shape service provision and strategic direction.
* Ensure that all policies, procedures and processes relating to development are fit for purpose and up to date. Provide legal and regulatory compliance assurance, and ensure they are adhered to.
* Collaborate with the Head of Investment, Development & Partnerships to develop budgets that meet the team’s activities in the short to medium term whilst ensuring it represents good value for money, and then manage the annual budget.
* Champion the use of new technologies both internally and within our homes to improve the lives of our residents and working conditions of colleagues.
* Be responsible for ensuring the necessary processes and finance structures are in place to deliver schemes in line with the business plan and that mitigate risks.
* Work with the Sales & Marketing Manager to lead to development of schemes to the target market specification and ensure effective handover for let and sales processes ensuring margin targets are achieved.
Essential
* Degree level standard education and/or relevant professional qualification/or experience (e.g. RICS/RTPI/CIOH/RIBA/CIOB)
* Relevant and proven experience in a development role or related property field or alternatively applicable senior project management experience within Social Housing
* Knowledge of new build development principles and the ability to apply them within an organisation.
* Proven experience of providing clear, informed and objective advice on relevant strategic issues.
* Proven experience of developing strong partnerships with external and internal stakeholders, establishing strategic partnerships and leading change programmes.
* Proven experience of successfully leading and managing people, developing successful, cohesive and high performing teams and leading change.
* Knowledge of the design and the construction of housing and the associated planning legislation and process
* Knowledge of different types of building procurement methods and contracts
* Knowledge of appropriate industry legislation
* Proven experience in setting and managing budgets and managing supplier performance
* Demonstrable experience of successfully managing a number of complex projects and BAU tasks at the same time
* Proven abilities in communicating clearly with and engaging stakeholders at all levels
* Experience of setting, monitoring and managing budgets ensuring value for money
* Experienced in delivering high levels of compliance
Desirable
* Building Safety related qualification and or experience
* Previous experience of working with funding and grant partners including working knowledge of Investment Partner status with Homes England
* Working knowledge of environmental/ sustainability principles relating to building and improving homes
