Job Title: Contracts Manager - Repairs and Maintenance (R&M)

Location: St Leonards, housing stock on South East Coast

Job Description:

We are seeking a dynamic and experienced Contracts Manager to lead the delivery of our repairs and maintenance (R&M) contract across the South East coast. Based in St Leonards, with occasional travel to Sittingbourne and Stratford, the successful candidate will be responsible for overseeing all aspects of the R&M contract, ensuring the highest standards of service delivery and customer satisfaction.

Key Responsibilities:

Contract Management: Manage the end-to-end delivery of the repairs and maintenance contract, including procurement, subcontractor management, and performance monitoring.Quality Assurance: Ensure that all repair works meet regulatory standards, health and safety requirements, and internal quality benchmarks.Resource Allocation: Allocate resources efficiently to prioritize and complete repair works in a timely manner, minimizing disruption to tenants.Stakeholder Engagement: Develop and maintain positive relationships with tenants, contractors, and internal stakeholders, ensuring effective communication and resolution of issues.Financial Management: Monitor expenditure against budgetary allocations, identify cost-saving opportunities, and ensure value for money in contract delivery.Performance Monitoring: Establish key performance indicators (KPIs) to measure contract performance and identify areas for improvement.Risk Management: Identify potential risks associated with contract delivery and implement strategies to mitigate these risks effectively.Reporting: Prepare regular reports on contract performance, financial expenditure, and other relevant metrics for divisional management and external stakeholders.
Requirements:

Proven experience in contract management within the housing sector, with a focus on repairs and maintenance.
Strong understanding of building maintenance processes, regulations, and health and safety standards.
Excellent leadership and interpersonal skills, with the ability to lead and motivate a team.
Effective communication and negotiation abilities, with experience in stakeholder engagement.
Analytical mindset with strong problem-solving abilities.
Full UK driving license.
Willingness to travel occasionally to Sittingbourne and Stratford (Head Office).
Bachelor's degree in construction management, engineering, or a related field (only preferred).
