Commercial Manager (Contract)

Location: Skive, Denmark
Project: New Build Data Centre
Contract Type: Fixed-Term Contract / Freelance Contract
Reporting To: ommercial Director
Start Date: ASAP

About the Role:

Five Nines is seeking an experienced Commercial Manager to join our project delivery team on a major hyperscale data centre development in Skive, Denmark.

The successful candidate will lead all commercial activities across the project lifecycle, ensuring robust commercial governance, contract compliance, cost control, risk management, and commercial optimisation. Working closely with project delivery, procurement, finance, and client teams, the Commercial Manager will play a critical role in maintaining project profitability while supporting successful project execution.

This position is ideally suited to an individual with significant experience delivering mission-critical facilities, data centres, large-scale industrial, pharmaceutical, or complex MEP-led construction projects.

Key Responsibilities:

Lead all commercial activities associated with the project.
Administer main contract obligations and ensure contractual compliance.
Prepare, negotiate and manage subcontract packages.
Oversee subcontractor procurement, evaluation and appointment processes.
Monitor project costs against budgets and forecasts.
Manage project cash flow, valuations, and payment applications.
Prepare monthly cost reports and commercial performance reviews.
Support project budgeting and financial forecasting

Essential Requirements:

Degree qualified in Quantity Surveying, Commercial Management, Construction Management or related discipline.
Minimum 8 years' commercial management experience within construction or engineering.
Proven experience working for a main contractor or principal contractor.
Strong knowledge of contract administration and commercial management principles.
Experience managing large-scale MEP or technically complex construction projects.
Demonstrable experience managing subcontractors and major procurement packages.
Strong understanding of forecasting, cost control and financial reporting.
Excellent negotiation and stakeholder management skills.
Fluent English language skills (written and verbal).
Eligible to work within Denmark and the European Union.

Desirable Requirements:

Previous data centre, mission-critical, pharmaceutical or industrial project experience.
Experience working on projects valued in excess of €100m.
Knowledge of FIDIC, NEC, JCT or bespoke forms of contract.
Experience working in a multinational project environment.
Danish or other European language skills would be advantageous.
Membership of RICS, CIOB or equivalent professional body.
