Talented and experienced Commercial Manager required
A prominent contractor seeks a highly skilled Commercial Manager to oversee the financial and commercial aspects of high-value luxury residential schemes in the London area valued from £20m to approximately £60m. Projects range across New build, structural / fit out and internal fit outs. The Commercial Manager’s role demands a professional with extensive experience in managing costs, contracts, commercial relationships and people management to ensure the projects remain within budget and on schedule.
Commercial Manager’s key Responsibilities
* Cost Management: Monitor and control project costs, ensuring financial targets are met. Prepare detailed cost reports and forecasts.
* Contract Management: Oversee all contract-related activities, including the drafting, negotiation, and administration of contracts with clients, subcontractors, and suppliers.
* Budgeting: Develop and manage project budgets, ensuring all financial aspects are meticulously planned and tracked.
* Risk Management: Identify and mitigate commercial risks, ensuring robust risk management processes are in place.
* Stakeholder Management: Maintain strong relationships with clients, subcontractors, suppliers, and other stakeholders. Address any commercial issues promptly and effectively.
* Variation Management: Handle project variations and change orders efficiently, ensuring all changes are documented and accounted for financially.
* Procurement: Lead procurement activities, ensuring materials and services are acquired at competitive prices while maintaining quality standards.
* Financial Reporting: Produce accurate and timely financial reports, including cash flow forecasts, cost reports, and profitability analysis.
* Compliance: Ensure all commercial activities comply with relevant laws, regulations, and company policies.
Commercial Manager’s essential Qualifications and Skills
* Education: Qualification in a construction related field.
* Experience: Extensive experience in commercial management within the construction industry, particularly on high-value projects. Ideally experience within the prime residential sector
* Technical Skills: Proficiency in commercial management software
* Analytical Skills: Strong analytical and numerical skills, with the ability to interpret complex financial data.
* Communication: Excellent verbal and written communication skills, with the ability to present financial information clearly and concisely.
* Negotiation: Proven negotiation skills, with the ability to secure favourable terms and resolve disputes effectively.
* Leadership: Demonstrated leadership abilities, with experience managing commercial teams.
