Description:

Building Safety Manager - Residential / Build-to-Rent

Location: London
Salary: Competitive, dependent on experience

I'm currently recruiting for a Building Safety Manager on behalf of a leading residential operator, overseeing building safety, fire safety and regulatory compliance across a portfolio of high-rise residential buildings.

This role would suit a building safety professional with strong knowledge of the Building Safety Act 2022, Building Assessment Certificates and fire safety compliance, looking to take ownership of building safety across a residential portfolio.

You'll work closely with internal teams, external consultants, contractors and regulatory bodies to ensure buildings remain safe, compliant and well managed, with a particular focus on resident safety and the management of higher-risk buildings.

Key Responsibilities

Lead Building Safety Act compliance across a portfolio of higher-risk residential buildings.

Manage Building Assessment Certificate applications and liaise with the Building Safety Regulator.

Oversee building safety case reports, fire safety documentation and the maintenance of the golden thread of information.

Manage fire safety risks relating to external wall systems, compartmentation and fire doors.

Oversee statutory compliance, risk assessments, planned preventative maintenance and remedial works.

Carry out site inspections and compliance audits, ensuring identified issues are addressed within agreed timescales.

Work with consultants, contractors and site teams to resolve complex building safety and fire safety matters.

Develop and maintain fire safety management plans, emergency evacuation plans and resident engagement strategies.

Support building safety requirements for new developments, remediation projects and site mobilisations.

Provide technical guidance and training to site teams, while managing and developing a Building Safety Coordinator.

Monitor legislative changes and ensure policies, procedures and compliance processes remain up to date.

Candidate Requirements

Experience in building safety, fire safety or health and safety within residential property.

Strong knowledge of the Building Safety Act 2022 and Building Assessment Certificate requirements.

Experience managing fire safety issues, including external walls, compartmentation and fire doors.

A NEBOSH or equivalent health and safety qualification.

IWFM membership or equivalent professional experience.

Experience managing external consultants, contractors and outsourced service providers.

A strong understanding of statutory compliance, risk assessments and building safety documentation.

Excellent organisational skills, attention to detail and the ability to manage competing priorities.

Confidence communicating with site teams, senior stakeholders, residents and regulatory bodies.

Desirable experience:

Developing building safety case reports for high-rise residential buildings.

A Level 3 qualification in a building services discipline.

Professional membership such as MIRPM or MBIFM.

Familiarity with property management and compliance systems.

Benefits

Private healthcare from the start of employment.

Life assurance and critical illness cover, subject to eligibility.

Enhanced family-friendly pay arrangements, subject to eligibility.

Employee benefits platform offering retail discounts and wellbeing benefits.

Contribution towards eye tests.

Season ticket loan, subject to probationary requirements.

Interested?

If you have a background in building safety, fire safety or residential health and safety and are considering your next move, I'd be keen to have a confidential conversation.
