The Building Manager will be responsible for our brand new Built to Rent residential apartment block situated within the Stockport Interchange town centre regeneration area, an exciting addition that delivers a gateway to the town and region. You will report to the Residential Community Manager at Plumlife overseeing the daily operations at “The Interchange” ensuring that all the day to day building services are delivered to an exceptional standard and will be our “go-to” person at the development. The ideal candidate will have a proven track record in building management, a strong knowledge of building systems, proficient with IT and data management systems, excellent customer service skills and be able to work independently.

What you’ll be doing:

Liaising with existing and potential new residents in addition to managing apartment turn-arounds.
Oversee hard and soft FM services required at the building, including regular inspection checks and tasks such as litter picking.
Conducting regular inspections to ensure all equipment and services are functioning properly, determining the need for repairs, carry out adhoc maintenance and repairs as agreed with the Resident Community Manager or arranging for the same via approved processes.
Ensuring the site is compliant with agreed procedures, regulations and Health and Safety Standards whilst carrying out regular visual checks and tests to ensure that life safety equipment such as intercoms, fire alarm tests, lift management, pressure testing to fire safety equipment such as riser and sprinkler systems remain compliant.
Manging and taking responsibility for keeping accurate records of building operations, including maintenance schedules and service contracts
Attending to initial reports of minor works to both residential apartments and communal areas completing these works where possible to include redecoration, repairs, lighting checks and light bulb replacement.
Working in partnership with approved contractors, overseeing them when on site and inspecting works on completion
Working alongside the Lettings Negotiator responding promptly to resident requests and concerns
Managing the amenity spaces and facilities reporting any issues
Ensuring refuse/waste collections are carried out properly, efficient management and control of bin rotation, daily checking and ensuring bin chutes are free from blockages and that the refuse areas are maintained efficiently.
Sourcing and facilitating goods and services, including raising and managing the purchase order process.
Managing of storage facilities and stock levels as well as conducting regular stocktake ensuring replenishment is sourced in a timely manner
Management and monitoring of the CCTV system, all access systems and any other facility including parcel delivery services.
To ensure the aesthetics of the building is maintained to a high standard and that all communal areas are clean and free from obstructions.
Building and maintaining effective relationships with residents, suppliers, contractors and colleagues
Promptly reporting any matter requiring urgent attention to the Line Manager
What we need from you:

Previous Building Management experience and experience of working within Block Management sectors and customer facing environment
Experience of working collaboratively within and as part of a multi-disciplinary team to deliver results.
Practical experience of compliance management, Health and Safety Regulations, Fire Safety and Manual Handling.
Prior experience of managing contractors, consultants and budgets
A proven track record in developing and maintaining working relationships with clients, customers, contractors and other key stakeholders
Highly organised problem solver with the ability to plan, prioritise and manage deadlines
Use of the relevant range of Microsoft Office applications, proficient with data management systems and knowledge of building systems
The ability to work to deadlines, under pressure and independently
Excellent customer service skills
