Block Property Manager – Birmingham
Total remuneration package: £45,000 - £50,000 DOE
This is an opportunity for an experienced property management professional who enjoys building strong client relationships, taking ownership of their portfolio and delivering a high standard of service to residents and leaseholders.
The role
*
Manage the day-to-day running of a portfolio of residential blocks and estates.
*
Act as the main point of contact for leaseholders, residents, freeholders and RMC directors.
*
Prepare and oversee service charge budgets, working closely with the accounts team.
*
Carry out regular site inspections and coordinate planned and reactive maintenance.
*
Appoint and oversee contractors, monitoring the quality and timely completion of works.
*
Coordinate major works projects and Section 20 consultations where required.
*
Monitor health and safety compliance and ensure actions are followed through.
*
Attend client meetings and AGMs, providing clear updates and resolving queries.
About you
*
Previous experience in residential block or estate management.
*
A sound understanding of service charges, leasehold management and Section 20 procedures.
*
Strong communication skills and a proactive approach to resolving issues.
*
Excellent organisation, with the ability to manage competing priorities.
*
Confidence working with clients, residents and contractors.
*
Relevant property management qualifications, such as ATPI or MTPI, would be advantageous
