Role Purpose

As a Senior/AD Project Manager or Associate Director, you will take ownership of significant commercial office projects, providing strategic leadership from inception through to completion. You will act as a trusted advisor to clients, manage multidisciplinary teams, and ensure projects are delivered successfully against programme, budget, and quality objectives.

For Associate Director-level candidates, there will also be opportunities to contribute to business development, client growth, and team leadership initiatives.

Responsibilities

Lead the delivery of commercial office projects from feasibility through to handover.
Manage new-build office developments, major fit-out projects, and complex cut-and-carve refurbishments.
Develop and maintain strong relationships with developers, investors, occupiers, and key stakeholders.
Oversee project governance, reporting, risk management, and programme control.
Manage consultant teams, contractors, and specialist subcontractors.
Chair project meetings and provide clear communication across all project stakeholders.
Monitor budgets, programmes, and project performance to ensure successful delivery.
Support procurement and tendering activities.
Identify and mitigate project risks while maintaining quality and commercial objectives.
Mentor junior project managers and contribute to team development.
Support the growth of existing client accounts and help secure new opportunities.
Requirements

Proven experience delivering commercial office projects within a consultancy, client-side, or project management environment.
Strong background in:
New-build office developments
Commercial office fit-outs (CAT A & CAT B)
Cut-and-carve refurbishment projects
Excellent client-facing and stakeholder management skills.
Demonstrable experience managing projects from inception to completion.
Strong understanding of programme, cost, risk, and project controls.
Commercially aware with the ability to drive project success.
Excellent communication and leadership abilities.
Experience operating at Senior Project Manager or Associate Director level.
Chartered status with APM, RICS, CIOB, or equivalent.
Experience within a leading project management or multidisciplinary consultancy.
Existing network within the commercial office market.
